About the project

Vela By Omniyat is an active residential tower in Business Bay by Downtown Creek Real Estate Development. The project comprises apartments and penthouses with three to five bedrooms, within a building planned with four basement levels, a ground floor and 30 floors. Construction began on 1 June 2023 and stood at 28.76% completion on 17 March 2026.

A three-storey, five-bedroom Sky Palace is also part of the collection. The homes are described as fully furnished. The five-bedroom Sky Palace includes grand terraces, two private swimming pools, a gym and a majlis. Dorchester Collection is set to manage the development.

Marina Residences are offered as three-bedroom apartments ranging from 4,253 to 6,361 sq. ft, and as four-bedroom apartments ranging from 7,262 to 7,374 sq. ft. Sky Residences include a three-bedroom layout of 6,302 sq. ft and a four-bedroom layout of 8,462 sq. ft. Four-bedroom penthouses range from 11,048 to 11,727 sq. ft. Vela By Omniyat is in Business Bay, a mixed-use district along the Dubai Canal and immediately southwest of Downtown Dubai. Business Bay includes office towers, residential high-rises, waterfront promenades and a marina precinct. The district is connected to Sheikh Zayed Road and Al Khail Road through the local arterial network, and is served by the Dubai Metro Red Line. Within the wider district, Burj Khalifa and Downtown Dubai are 1.5 km away, Dubai Mall is 1.9 km away, Dubai International Airport is 12.6 km away and Mall of the Emirates is 10.0 km away. Palm Jumeirah is 15.1 km away, while Dubai Marina is 17.2 km away.

Payment, pricing and scheduled handover

A 60/40 payment plan is offered for Vela By Omniyat, with a 5% booking fee. The scheduled handover is Q4 2026. Pricing stated for Q2 2023 began at AED 30 million for an apartment and AED 205 million for the Sky Palace. The project is active, and its recorded construction completion ratio was 28.76% following the inspection dated 17 March 2026. Construction started on 1 June 2023.
