Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +2% over the same period, so the building lagged.
| Type | Size, m² | Price, AED | Per m² | Deals |

| 3 bedrooms | 155 | 3 383 710 | 21 830 | 28 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2022 to 2025 — +8% on the price per square metre in this building. The district moved +2% over the same period, so the building outpaced the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Seven Palm is a finished two-tower project by Seven Tides at Palm West Beach on the trunk of Palm Jumeirah. The development combines residential apartments, hotel apartments and a hotel, with residences in the North tower and the hotel in the South tower. It is ready to move in, with construction recorded as 100% complete and a completion date of 31 October 2022.
Seven Palm comprises two buildings containing hotel, hotel apartments and residential apartments. The buildings include two basement levels, a ground floor, a mezzanine and 14 floors. A rooftop infinity swimming pool connects the two towers at their upper levels. The project also includes an Olympic-size rooftop swimming pool. The North tower contains the residences, while the South tower accommodates the hotel. The development has 1,124 units in total and was completed on Palm Jumeirah. Its design places the rooftop facilities above the two-building arrangement, while the project’s beach-facing setting is on the trunk of the island.
The residential collection includes studio, one-bedroom, two-bedroom and three-bedroom apartments, alongside two duplex penthouses. Apartments have fully equipped kitchens, walk-in wardrobes, balconies and furnishings in the living room and master bedroom. Floor-to-ceiling windows are included within the apartment specification. The duplex penthouses have private pools and rooftop access. Hotel apartments are also part of Seven Palm, with studio and one-bedroom hotel apartment configurations. The project therefore combines conventional residential homes with hotel accommodation across its two towers. The available home types span studios through to three-bedroom apartments, with the penthouses forming a separate duplex offering.
The amenity offering includes beach access, landscaped gardens, a gymnasium, a fitness centre and secure underground parking. The gymnasium overlooks Palm Boulevard and is supported by locker rooms and shower facilities. Residents and visitors have access to indoor and outdoor rooftop restaurants, a sports bar, dining outlets and retail outlets. The rooftop infinity pool is a central shared feature of the two towers, while private pools are provided with the penthouses. Children’s facilities include a kids’ play area and a kids’ pool. The project also includes swimming pools, parks and leisure areas, restaurants and shops within its amenity mix.
Seven Palm stands on the trunk of Palm Jumeirah at Palm West Beach, opposite Nakheel Mall and next to DUKES The Palm Hotel. The setting is positioned between DUKES The Palm and Oceana Residences on one side, with Fairmont The Palm on the other. Views from the project include the Arabian Ocean, the Marina skyline, Burj Al Arab and Dubai Eye. Nakheel Mall is 0.3 km away, and Vox Cinemas at Nakheel Mall is also 0.3 km away. The View at The Palm is 0.3 km away. Dubai Marina and Sheikh Zayed Road are each listed at 10 minutes from the project, while Dubai International Airport is listed at 45 minutes.
Seven Palm is ready to move in. The project is recorded as finished, with a 100.00% completion ratio. Construction started on 1 September 2017 and the recorded completion date is 31 October 2022. The development comprises 1,124 units across two buildings on Palm Jumeirah. The starting price recorded for Seven Palm is AED 1,043,888. This is a completed project rather than a development under construction, allowing buyers to consider the finished two-tower arrangement, rooftop facilities and Palm West Beach location at the time of enquiry.
Seven Palm is developed by Seven Tides. Seven Tides is a Dubai-based, internationally oriented holding company established in 2004, with activity focused on hospitality and real estate. Its portfolio includes Anantara The Palm Dubai Resort, Mövenpick Hotel Ibn Battuta Gate, Oceana Residences and DUKES Hotels in Dubai and London. At Seven Palm, the developer has combined a residential component in the North tower with a hotel component in the South tower. The project’s rooftop pool connection, beach access, dining venues, retail outlets and hotel accommodation are all incorporated within this Palm Jumeirah development.
