About the project

Serro 2 is an Emaar Properties project in The Heights Country Club, Dubai. The project sits within a masterplanned residential community conceived around low-rise homes, landscaped green corridors, ponds and open spaces. The Heights Country Club was launched by Emaar Properties as an 81 million square foot development with a reported development value of AED 55 billion.

A setting within The Heights Country Club

Serro 2 is located in The Heights Country Club, a large masterplanned residential community in Dubai. The community is conceived as a suburban-style district with a low-rise built form and a landscape-led layout. Green corridors, parks, ponds and open spaces are woven through the planned neighbourhood, while public areas are intended to support recreation and gatherings. The masterplan combines homes with wellness, active-lifestyle and neighbourhood facilities rather than a high-density urban format. Its design direction centres on landscaped surroundings and connections between residential areas, parks and community spaces. The Heights Country Club was publicly launched at Armani Dubai Hotel on May 20th.

Low-rise homes in the masterplan

The Heights Country Club is planned around townhouses and semi-attached villas. These are the primary residential typologies identified for the community, arranged in a predominantly low-rise environment. The wider concept places these homes alongside greenways, parks and ponds, creating a residential setting shaped by open space rather than towers. Community design material presents landscaped routes and shared areas as part of the neighbourhood structure. The plans and concept images set out the original design intent for the community, with the detailed design able to evolve as development progresses. Serro 2 forms part of this Emaar Properties location.

Wellness, parks and active routes

The community masterplan includes a dedicated wellness centre and associated programming. Cycling and jogging tracks are integrated into the layout, providing planned routes through the residential environment. Parks, greenways and ponds form further parts of the landscape, while event plazas and public spaces are intended for gatherings. These elements place recreation and wellness within the planned community structure. The Heights Country Club is presented with both green spaces and shared facilities distributed through the neighbourhood, alongside residential areas. The setting therefore combines low-rise housing with planned outdoor routes, wellness infrastructure and spaces for community activity.

Retail, dining and community facilities

The Heights Country Club anticipates retail and dining spaces intended to serve residents’ daily needs. The masterplan also anticipates schools, hospitals and places of worship within or near the community. These planned facilities sit alongside the residential, wellness and recreational elements of the district. Event plazas provide another category of public space within the layout, while parks and open areas extend the community’s landscaped setting. The overall plan is designed to bring neighbourhood-scale services together with homes, active routes and shared outdoor areas. Retail and dining provision is intended to support everyday use within the wider development.

Road connections and nearby education

Road transport is expected to be the principal means of everyday travel from The Heights Country Club and for connections to the wider city network. Public transport access is limited in the immediate vicinity. The nearest listed Dubai Metro station is on the Red Line, station code R73, at a distance of 11.1 km from the community. South View School is 4.5 km from the development. Within the masterplan, cycling and jogging routes are integrated into the neighbourhood, adding active travel options for movement within the community itself. The location is therefore planned with internal recreational routes alongside road-based connections beyond the district.

Serro 2 is by Emaar Properties. Emaar Properties also launched The Heights Country Club, the masterplanned community in which Serro 2 is located. The community has a reported area of 81 million square feet and a reported development value of AED 55 billion. Its stated concept combines townhouses and semi-attached villas with landscaped green corridors, ponds, parks, wellness facilities, cycling and jogging routes, event plazas, and planned retail and dining areas. Emaar Properties also announced the Grand Club Resort alongside The Heights Country Club. The Grand Club Resort was described as a 60 million square foot development with a reported value of AED 41 billion.
