Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved -2% over the same period, so the building lagged.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| 1 bedroom | 74 | 1 692 800 | 22 876 | 241 |
| 2 bedrooms | 121 | 2 819 800 | 23 304 | 179 |

| 4 bedrooms | 419 | 12 602 800 | 30 078 | 6 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +9% on the price per square metre in this building. The district moved +6% over the same period, so the building tracked the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Based on 50 registered DLD sales in Naya at District One between 8 Aug 2024 and 13 Oct 2026: median 24 266 AED/m² (2 254 AED/sq ft); half of the deals fell between 22 331 and 25 316 AED/m². This is transaction statistics, not a valuation of a specific unit: floor, view, finish and condition move the price.

Naya at District One is a residential community in District One, Mohammed Bin Rashid Al Maktoum City, comprising three residential towers and lagoon villas. Meydan Group is the developer. The project is active, with 68.45% completion recorded following an inspection dated 27 October 2026 and a scheduled completion date of 30 September 2027.
Naya at District One is arranged as three green-roof residential towers set within landscaped grounds beside the Crystal Lagoon. The registered development configuration includes a ground podium with first-level villas and parking, together with residential buildings rising to 12, 16 and 19 floors. There are 456 units in the project. The development covers 52,344.44 square metres. The towers are planned with landscaped areas, interactive water features and terraces, while Tower 1 includes a rooftop lounge and terrace. The apartments and villas are positioned within the shoreline community overlooking the Crystal Lagoon and Dubai skyline. The homes use a warm neutral interior palette and include finished living, dining, master-bedroom and secondary-bedroom spaces. Four-bedroom apartments include oversized soaking tubs. The lagoon villas form part of the project’s residential offering alongside the apartment towers, with the villas accommodated at the podium and first-villa level of the registered project configuration.
Naya at District One has direct access to the Crystal Lagoon and its beach. The lagoon extends for 7 kilometres through District One, where the waterfront is complemented by green corridors and white-sand beach areas. More than 60% of the development area is dedicated to green space. Residents have access to cycling and running tracks extending 8.4 kilometres, as well as kayaking and paddle boarding on the lagoon. The shared green roof provides landscaped outdoor areas with shade. The community is gated and has 24-hour security. These elements place the lagoon, beach, landscaped space and active outdoor routes within the residential setting.
The amenity programme includes an infinity pool, a shaded kids’ pool, pool cabanas and lounge seating. A fitness centre is equipped with exercise equipment. Children’s playgrounds are set within the landscaped community, while the sports facilities include a basketball court and a separate sports court. The rooftop lounge and terrace in Tower 1 add a communal elevated setting within the three-tower development. Green spaces, cycling tracks, running tracks, water activities, pools, play areas and courts are all included alongside the Crystal Lagoon and beach access. The community’s gated arrangement and 24-hour security apply across the residential environment.
