The development overlooks the Emirates Golf Club and occupies a site at approximately 25.078816° N, 55.157934° E. Primary vehicular access is via Sheikh Zayed Road, placing The Hills between Dubai Marina and central Dubai corridors.

The Hills contains two residential towers and two hotel-type buildings. The residential blocks, known as Vida Residence towers, include a 15-storey and a 12-storey tower offering one-, two- and three-bedroom apartments. The two hospitality buildings are Vida Emirates Hills, a hotel, and Vida Residence The Hills, which offers serviced apartments. Across the two residential towers there are 426 apartments in total.

On-site resident amenities include multiple pools: an adult pool, a separate lap pool for exercise, a Jacuzzi and a children’s pool with play area. Outdoor leisure facilities also feature sun beds and enclosed cabanas. Landscaping and orientation provide many apartments with direct views across the greens of the Emirates Golf Club, which occupies some 13,375 square metres and hosts two 18-hole championship courses.

The project was designed with an emphasis on a green lifestyle and includes measures aimed at energy and water efficiency as part of the Emirates Living ethos. Early concept designs and visualisations may differ from realised details following development-stage revisions.
