Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +7% over the same period, so the building matched it.
| Type | Size, m² | Price, AED | Per m² | Deals |

| Studio | 38 | 1 007 000 | 26 500 | 226 |
| 1 bedroom | 69 | 1 596 000 | 23 130 | 267 |

| 3 bedrooms | 144 | 3 100 000 | 21 528 | 21 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +7% on the price per square metre in this building. The district moved +36% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Based on 50 registered DLD sales in Viewz 2 By Danube between 14 May 2025 and 28 Oct 2026: median 25 315 AED/m² (2 352 AED/sq ft); half of the deals fell between 23 194 and 26 715 AED/m². This is transaction statistics, not a valuation of a specific unit: floor, view, finish and condition move the price.

Jumeirah Lakes Towers is a mixed-use waterfront district immediately behind Dubai Marina. Residential and commercial towers, hotels, retail premises and landscaped public spaces are arranged around three artificial lakes and a central park. The district comprises 87 tower blocks across 23 clusters, with many buildings rising between 35 and 45 storeys. Almas Tower, at 66 storeys, is the district’s landmark. JLT’s built environment is centred on high-rise apartments, serviced residences and commercial space, with many buildings combining ground-floor retail with residential or office floors above. Lakeside promenades and the central park form the principal outdoor public spaces in the district.
JLT is home to the Dubai Multi Commodities Centre free zone, which was established in 2002 and is headquartered in the district. DMCC hosts more than 21,000 companies across a range of sectors. This business presence sits alongside the area’s residential towers, retail, dining venues and hospitality buildings. The district’s lakes and central park provide walking, jogging and cycling routes, while the promenades connect public spaces along the water. JLT’s urban character combines residential life, commercial activity and waterfront public areas. Dubai Marina is 1.4 km from JLT, while Palm Jumeirah is 3.9 km away and JBR Beach is 2.1 km away.
Jumeirah Lakes Towers is served by the Dubai Metro Red Line. Station R36 is 685 metres away and can be reached on foot. Pedestrian promenades and local roads connect JLT with Dubai Marina and surrounding areas. Mall of the Emirates is 6.3 km from JLT, while Expo City Dubai is 13.4 km away. Downtown Dubai and Burj Khalifa are 17.7 km away, and The Dubai Mall is 18.1 km away. Dubai International Financial Centre is 19.5 km from JLT. Dubai International Airport is 28.7 km away, while Al Maktoum International Airport is 20.5 km away.
JLT is undergoing phased public-realm and infrastructure works directed by DMCC. These works include lake and lake-wall improvements, water-quality measures, landscape enhancements, road connections with Jumeirah Islands and expanded visitor parking. An initial tree-replacement programme removed and replanted 60 palm trees, with further planting planned as part of the wider programme. Recreational-facility upgrades and new sports infrastructure have also been announced for residents, workers and visitors. A planned mixed-use scheme at Lake D, BAY360, is set to retain most of the lake and include retail, dining, wellness and recreational facilities, a 22,000-square-foot supermarket, an underground car park with 300 spaces, and upgraded pedestrian routes and lakeside edges. Its completion is expected towards the end of 2027.
