Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +9% over the same period, so the building lagged.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| 1 bedroom | 90 | 2 296 579 | 25 518 | 143 |
| 2 bedrooms | 131 | 3 399 019 | 25 947 | 96 |
| 3 bedrooms | 204 | 5 538 000 | 27 147 | 24 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2024 to 2026 — +5% on the price per square metre in this building. The district moved +19% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Saba 4 is a 547-unit development in Jumeirah Lakes Towers. Developed by Saba 4, the single-building project is active and was 30.35% complete at its inspection on 31 July 2026. Completion is scheduled for 1 June 2027.
Saba 4 is planned as one building with 547 units in Jumeirah Lakes Towers. The project began on 1 February 2024 and has a scheduled completion date of 1 June 2027. Its active construction status and recorded completion ratio place it within the current development pipeline of the district. Jumeirah Lakes Towers is a mixed-use waterfront district immediately behind Dubai Marina, combining residential towers, commercial premises, hotels, retail and landscaped public spaces. The setting places Saba 4 within an established high-rise district shaped by lakeside promenades, offices and residential buildings.
The building configuration comprises three basement levels, a ground floor, four parking levels, 45 floors, one mechanical level and a roof. It is planned as a concrete structure with blockwork, together with internal and external finishes. Saba 4 is the project’s sole building, rather than part of a multi-building scheme. The 547-unit count is allocated within this single tower structure. The combination of basement, parking, residential-floor, mechanical and roof levels defines the full vertical arrangement of the project.
Jumeirah Lakes Towers is organised around three artificial lakes and a central park. Its lakeside promenades, park and public spaces provide walking, jogging and cycling routes within the district. The wider community contains 87 tower blocks across 23 clusters, with residential, office, hotel and retail uses distributed across its high-density urban layout. Almas Tower, at 66 storeys, is a landmark at the centre of the district. Saba 4 is located in this waterfront setting, where towers and commercial premises stand alongside public spaces around the lakes.
Jumeirah Lakes Towers is home to the Dubai Multi Commodities Centre free zone, which is integral to the district’s commercial identity. The area contains more than 21,000 companies across a range of sectors. Ground-floor retail, dining and commercial activity form part of the district’s mix of residential and office uses. The central park and lakeside promenades are the principal outdoor public spaces, while local roads and pedestrian routes connect the tower clusters. Public-realm works in Jumeirah Lakes Towers include lake and lake-wall improvements, water-quality works, landscaping enhancements, road connections with Jumeirah Islands and expanded visitor parking.
Jumeirah Lakes Towers is served by the Dubai Metro Red Line. The R36 Metro station is reachable on foot from within the district. Pedestrian promenades and local roads connect Jumeirah Lakes Towers with Dubai Marina and nearby areas. Dubai Marina is immediately in front of the district, while Palm Jumeirah, JBR Beach, Mall of the Emirates, Business Bay, Downtown Dubai, Dubai International Financial Centre, Expo City Dubai and both Dubai airports are among the destinations connected to Jumeirah Lakes Towers by road. This location places Saba 4 within western Dubai’s established cluster of residential, business and waterfront destinations.
