The project and residences

Society House Downtown Dubai is designed as a concrete and block structure with internal and external finishes. The building configuration includes a ground floor, mezzanine, three podium levels, a high-ceiling level and 49 floors. Residences are offered as studios and one-, two- and three-bedroom apartments. The homes are fully furnished and include fully en-suite bathrooms, Italian branded built-in kitchen appliances, keyless entry and home automation controlled through tablets and mobile phones. The scheme was started on 1 August 2023 and contains 417 units within one residential building. Studio apartments were identified as sold out during pre-launch, with a Phase 2 release noted.

Apartment types, sizes and prices

Studios at Society House Downtown Dubai are listed from 354 to 358 sq ft, with prices from AED 1,074,000. One-bedroom apartments range from 691 to 806 sq ft and are listed from AED 1,900,000. Two-bedroom residences range from 1,231 to 1,264 sq ft, with prices from AED 3,272,000. Three-bedroom apartments range from 2,863 to 4,456 sq ft and are listed from AED 9,850,000. All of these residence categories are described as fully furnished, with full en-suite bathrooms and built-in Italian branded kitchen appliances. Entry to the homes is keyless, while tablet and mobile-phone controls are provided through the home-automation system.

Amenities and shared spaces

The amenity programme includes resort-style pools with sun loungers and a poolside juice bar. Residents have access to a private cinema, a hi-tech golf simulator and a squash court with an amphitheatre-style spectator area. Fitness facilities include a gym and fitness centre, an open-air yoga deck and a meditation zone. The project also includes a landscaped garden deck with barbecue facilities and private seating. A café serves specialty coffee and light bites, while the co-working space includes a private business centre. A multipurpose room is designed with flexible layouts for community events and parties. A pet grooming salon is included, and valet parking is available for residents and guests.

Society House is located in Downtown Dubai, the central mixed-use district built around Burj Khalifa and The Dubai Mall. The district combines residential towers, hotels, retail and leisure uses, with pedestrian promenades and the Dubai Fountain. Burj Khalifa is 0.5 km from central Downtown Dubai and The Dubai Mall is 0.3 km away. Business Bay is 1.7 km away, while Dubai International Financial Centre is 1.9 km away. Dubai International Airport is 10.9 km away. Downtown Dubai is served by Dubai Metro’s Red Line, and station R25 is 1,143 metres from the core boulevard. The area is adjacent to Business Bay and within reach of DIFC.

Payment plans and handover

A July 2026 handover is stated for Society House Downtown Dubai. The first payment option is a 50/50 plan: 10% on booking, 10% within 30 days, then 10% each at 20%, 30% and 40% construction completion, followed by 50% at handover. This option includes a 100% Dubai Land Department fee waiver. The second option provides 60/40 terms over 18 months after handover. It begins with 10% on booking, 10% within 30 days and 10% at each of the 20%, 30% and 40% construction milestones, with 10% at handover. Six further payments follow: five payments of 7% at three-month intervals from handover through month 15, then 5% at month 18. This option includes a 50% Dubai Land Department fee waiver.
