About the project
Serra is a residential apartment project in Ghaf Woods, within the Wadi Al Safa 4 area of Dubai Land. Majid Al Futtaim Ghaf Woods is developing 10 low-rise buildings containing 535 apartments. The project is active, with construction completion recorded at 38.43% following an inspection dated 6 July 2026.
A 10-building residential cluster
Serra comprises 10 buildings, each planned at ground level plus five floors. The development contains 535 apartments across a total project area of 66,141.01 square metres. Its architecture is defined by an elegant modern design and a low-rise building format rather than tower construction. Serra forms one of the first clusters introduced at Ghaf Woods, a residential district arranged as a series of landscaped clusters. The project sits within the wider Dubai Land master area in Wadi Al Safa 4, where the community is structured around planted open spaces, walking routes and residential buildings.
Ghaf Woods landscape and neighbourhood design
Ghaf Woods is planned across a 738,000-square-metre site with 11 clusters set within a rehabilitated landscape. The community design centres on a forest-like setting, biodiversity and water-sensitive landscaping. The wider planting strategy includes drought-resilient native species, enriched soils, water capture and treatment measures, and dedicated water-capturing technology to support vegetation. The community is planned to include an anticipated 35,000 trees and more than 20 bird species. A tree nursery associated with Ghaf Woods is stated to grow more than 30,000 trees and 350,000 shrubs. Serra’s setting combines this wider landscape programme with a walkable neighbourhood layout and broad green areas.
Amenities within the wider community
The Ghaf Woods plan incorporates amenities intended for relaxation, adventure, exercise and wellbeing. A centrally located Forest Experience Centre is planned as a place for interactive programming and engagement with the landscape. The public realm is designed to place everyday amenities within a short walk of residential clusters. The wider masterplan also includes a planned forest-integrated retail and leisure destination. The sales and experience centre for Ghaf Woods has achieved LEED Platinum certification. These community elements are part of the wider Ghaf Woods development, which is being delivered in phases alongside residential clusters including Serra, Lacina and Capria.

Construction progress and project programme
Serra has an active project status. Construction completion is recorded at 38.43%, based on an inspection dated 6 July 2026. The project start date is recorded as 27 December 2024. Serra is being delivered as part of the phased Ghaf Woods programme. Innovo Build is the main contractor appointed for the initial two phases, which include an early group of buildings. Subsequent Ghaf Woods phases include Lacina and Capria, with Capria identified as the third phase. The wider community programme includes further residential clusters and planned retail, leisure and landscape components.
The developer
Majid Al Futtaim Ghaf Woods is the developer of Serra and the Ghaf Woods community. The developer introduced Ghaf Woods as a community concept in Dubai Land, with a masterplan based on low-rise residential clusters within a planted landscape. Serra is one of the first clusters in this phased development. The developer’s community plan combines residential buildings with a Forest Experience Centre, landscape infrastructure and a planned forest-integrated retail and leisure destination. The project’s design approach places emphasis on energy-efficient building layouts, water management strategies and native planting.
Registered transactions in Serra
Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +2% over the same period, so the building grew faster.
What buyers actually paid
| Type | Size, m² | Price, AED | Per m² | Deals |

Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
How the price per square metre moved
From 2024 to 2026 — +9% on the price per square metre in this building. The district moved +7% over the same period, so the building tracked the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.
