Its current status is active, and the recorded construction completion ratio is 11.08%, based on the inspection dated 28 September 2026. The project completion date is 17 January 2028. Frond A forms part of Palm Jebel Ali, a waterfront island development planned for residential, hospitality and leisure uses.

Villa collection and configuration

The residential programme at Palm Jebel Ali – Frond A consists exclusively of villas rather than apartments. There are 60 homes in total: 30 five-bedroom villas and 30 six-bedroom villas. Each villa is described as G+2, providing accommodation over three levels. This makes bedroom count and vertical layout the defining elements of the project’s residential offering. The wider island is intended to include more than 80 hotels and resorts and neighbourhoods for 35,000 families. Sustainability and smart-city measures form part of the masterplan, alongside renewable-energy targets. Marine works for the island include dredging, land reclamation, beach profiling and sand placement, while infrastructure programmes include utilities, roads, lighting and public-access improvements.

Palm Jebel Ali is served by road infrastructure works that include a public access road from Sheikh Zayed Road, as well as local-road and lighting improvements. The nearest Dubai Metro Red Line station is R42, at a distance of 10.7 km. Dubai Marina is 17.4 km away, JBR Beach is 16.7 km away and Palm Jumeirah is 19.3 km away. Al Maktoum International Airport is 21.1 km away, while Mall of the Emirates is 24.8 km away. Downtown Dubai and Burj Khalifa are 35.8 km away, The Dubai Mall is 36.3 km away, and Dubai International Airport is 46.9 km away. These distances place Frond A within Dubai’s southern coastal development corridor.

Across the first six fronds, contracts have been awarded for villa, marine and infrastructure works.
