Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +2% over the same period, so the building matched it.
| Type | Size, m² | Price, AED | Per m² | Deals |

| 1 bedroom | 90 | 1 566 785 | 17 409 | 135 |
| 2 bedrooms | 128 | 2 331 895 | 18 218 | 305 |

| 4 bedrooms | 379 | 7 133 906 | 18 823 | 5 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +20% on the price per square metre in this building. The district moved +74% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Based on 50 registered DLD sales in Mangrove Residences between 28 Oct 2025 and 17 Sep 2026: median 20 990 AED/m² (1 950 AED/sq ft); half of the deals fell between 19 225 and 21 271 AED/m². This is transaction statistics, not a valuation of a specific unit: floor, view, finish and condition move the price.

Mangrove Residences is a 450-home residential development in Expo City Dubai by Dubai South. The first phase forms the first cluster in Expo Central and includes apartments, loft apartments and townhouses. The project is recorded as not ready, with handover scheduled for Q4 2025.
Mangrove Residences comprises 450 residences in Expo City Dubai. It is the first cluster to launch within Expo Central, whose master plan also includes Sky Residences and Sidr Residences. The first phase combines one-, two- and three-bedroom apartments with three-bedroom townhouses and four-bedroom loft apartments. Residences are specified with floor-to-ceiling windows measuring at least 3.15 metres, spacious balconies, built-in wardrobes in every bedroom, and a separate laundry or storage room in every home. Selected outlooks are directed towards Al Wasl Plaza, Jubilee Park and the Women’s Pavilion. The development also allocates three floors to community activities.
The available home types are designed across a range of bedroom configurations. Apartment choices span one, two and three bedrooms, while the larger formats comprise three-bedroom townhouses and four-bedroom loft apartments. Across the first phase, residential living areas range from 969 sq ft to 4,084 sq ft. Each residence includes a separate laundry or storage room, and all bedrooms have built-in wardrobes. The stated window specification is floor-to-ceiling glazing of at least 3.15 metres, while balconies form part of the residential design. The collection therefore covers both apartment and townhouse formats within the same 450-residence phase.
The amenity programme includes a swimming pool, kids’ pool, lap pool, spa pool and pool deck, together with cabanas, a pool bar and a cascading waterfall. Outdoor facilities extend to a kids’ play area, BBQ areas, an outdoor dining pavilion, podium gardens, sky terraces and jogging tracks. Indoor and community spaces include a clubhouse, function rooms, reading rooms, a gym and wellness centres. Residents also have access to a movie lounge, co-working lounge, art lounge and music lounge. Underground parking is included in the development’s listed facilities. These amenities are supplemented by three floors devoted to community activities.
Mangrove Residences is located in Expo City Dubai, within the Expo Central area. The community is described as pedestrian-friendly and is connected to Route 2020 Metro Station. Jubilee Park and the Expo Water Feature are each 0.2 km away, while Expo City Dubai is 0.3 km away and Al Forsan Park is 0.5 km away. Travel times listed for key destinations are 10 minutes to Al Maktoum International Airport, 16 minutes to Dubai Marina, 30 minutes to Downtown Dubai, 35 minutes to Abu Dhabi International Airport and 50 minutes to Dubai International Airport. Jumeirah Golf Estates Golf Course is 8.5 km away, and Novo Cinema at Ibn Battuta Mall is 10.2 km away.
Handover for Mangrove Residences is scheduled for Q4 2025. A 50/50 payment plan with a five-year post-handover period has been stated for the development. The plan includes a 10% booking fee. Starting prices stated in March 2023 were AED 1.3 million for apartments and AED 4 million for townhouses. Four-bedroom loft apartments were stated at AED 7 million on average at that time. Buyers considering the development can assess the stated payment structure alongside the scheduled handover timeframe and the available apartment, townhouse and loft apartment formats.
Mangrove Residences is developed by Dubai South, established in 2006. Dubai South is the developer named for the project. The development is located in Expo City Dubai and its first phase forms part of Expo Central. This phase comprises 450 residences, including one- to three-bedroom apartments, three-bedroom townhouses and four-bedroom loft apartments. The project’s residential specification includes balconies, floor-to-ceiling windows of at least 3.15 metres, built-in wardrobes in all bedrooms and separate laundry or storage rooms. Its listed shared facilities include pools, a clubhouse, lounges, a gym, outdoor areas and underground parking.
