Laya Mansion is a finished residential project by Akshara Global in JVC District 15, within Jumeirah Village Circle, Dubai. The 239-unit development is ready to move in, with completion recorded on 6 July 2020. Its homes comprise studios and one- and two-bedroom apartments.

The building and its design

Laya Mansion is a single building configured as two basement levels, a ground floor, four upper floors and a roof. The development includes 235 residential apartments and four shops. Its design is presented with French Baroque architectural influences, while the apartment interiors incorporate floor-to-ceiling heights, designer false ceilings, LED lighting and French windows. Living areas have double-glazed flooring and landscaped balconies or terraces. Bedrooms are specified with a separate walk-in wardrobe area, and bathrooms include glass shower cubicles, rain and hand showers, vanity counters with mirrors, and designer accessories. Kitchens are fitted with waterproof cabinets using BLUM fittings, granite worktops, a built-in oven, black tempered-glass four-burner gas cooking top, telescopic hood and piped gas.

Apartment types and sizes

The residence contains studio, one-bedroom and two-bedroom apartments. Studios range from 436 to 441 sq ft, while one-bedroom apartments range from 721 to 807 sq ft. Two-bedroom apartments range from 1,378 to 1,615 sq ft. The layouts include balconies or terraces. Studio homes are arranged with an open kitchen and bathroom. One-bedroom configurations include a master bedroom, kitchen, living room with dining table, bathroom and balcony. Two-bedroom layouts include a master bedroom, an additional bedroom, a separate kitchen, living room with dining table, bathroom, maid’s room and balcony. The building’s registered residential mix comprises 157 studios, 67 one-bedroom apartments and 11 two-bedroom apartments.

Resident facilities

Laya Mansion provides a swimming pool, a jogging track, a fitness centre, sauna facilities and a children’s play area. The first-floor swimming pool is semi-private and measures 124 sq m. The jogging track is 200 m long. The fitness centre covers 137 sq m and includes gym equipment, with dedicated sauna facilities for men and women. Children have access to an indoor playground. The building also includes retail shops at ground level. Bon Appetit Bakery & Cafe is located within the building at street level. These facilities combine indoor recreation, fitness provision and everyday food service within the development.

Laya Mansion is located in JVC District 15 in Jumeirah Village Circle. Sgal Park is 0.1 km away, while Harmel Park and Qaret Park are each 0.2 km away. Cart Supermarket and Magnum Family Medical Center are each 0.2 km away. Best Home Market, Star Mart Supermarket, Grandiose Supermarket, Amadio restaurant, Snack Beirut restaurant and Subwich restaurant are each 0.3 km away. Completion, pricing and payment

Laya Mansion is finished and ready to move in. Construction began on 28 December 2017, and completion was recorded on 6 July 2020, with a completion ratio of 100.00%. The starting price is AED 699,999. A 25/75 post-handover payment plan spanning three years is also presented for the project. Buyers can therefore consider a completed property rather than a construction-stage purchase, with studios through two-bedroom apartments available within the registered unit mix.

The project brings its apartment collection to Jumeirah Village Circle, a Dubai community comprising residential, commercial, retail and leisure facilities.
