J One is a completed residential project of two towers in Business Bay, Dubai, developed by RKM Durar Properties L.L.C. It is registered with the Dubai Land Department under number 1913, with the buildings J One – 1 and J One – 2. Construction started in June 2016 and the project was completed in December 2021; the DLD registry lists it as finished, with 100% completion and 353 registered units.
The towers are known for their curved, wave-like glass facades. Most homes are studios and one-bedroom apartments: of the 76 sales registered by the DLD between October 2023 and September 2026, 18 were studios with a median size of about 53 sq m (565 sq ft) and 37 were one-bedroom apartments of about 83 sq m (895 sq ft). Larger two- and three-bedroom units sell rarely, and their prices vary too widely for a meaningful median.
J One stands in Business Bay, one of Dubai’s main mixed-use districts of offices, hotels and residential towers, with Downtown Dubai, Burj Khalifa and Dubai Mall a short drive away and Sheikh Zayed Road and Al Khail Road close by.
The DLD has registered 430 sales in the project since March 2018. Between October 2023 and September 2026 the median price was about AED 1.95 million, or around AED 2,290 per sq ft; studios sold for a median AED 1.18 million and one-bedroom apartments for AED 1.88 million. Over the last twelve months there were 27 sales with a median of AED 1.8 million (about AED 2,030 per sq ft). The most recent sale, on 1 September 2026, was a 52 sq m studio for AED 1,100,000.
