Hado by Beyond is a residential project by Beyond Developments in Siora on Dubai Islands. It comprises three 21-storey towers with apartments, simplex homes and duplexes, connected by a landscaped shared base. The project is active, with a recorded completion ratio of 1%, and handover is planned for Q3 2029.

Three towers in Siora

Hado by Beyond comprises three 21-storey towers set on a shared landscaped base. Gardens, courtyards and reflection pools form the common ground level between the buildings. The architectural concept draws on Japanese principles, with an emphasis on proportion, clarity and calm spatial flow. The towers use a cascading arrangement with open terraces and glass exteriors. Their placement is intended to frame outlooks across the sea, cove, island greenery and the Dubai skyline. Hado is identified as the first residential development in Siora, a beachfront masterplan within Dubai Islands. The project contains 692 units in total.

Residence types and sizes

The collection includes one-, two- and three-bedroom apartments, three- and four-bedroom duplexes, and selected four-bedroom simplex homes. Residence sizes range from 71.3 sq m to 444.3 sq m. The selection therefore extends from one-bedroom apartments to larger four-bedroom formats across simplex and duplex layouts. Living areas are specified with 3.2-metre floor-to-ceiling heights and large windows. Interior finishes are described through neutral tones, smooth stone, brushed metal, warm oak and soft flooring. Kitchens feature timber cabinetry and metal detailing, while bathrooms combine natural-textured surfaces with daylight through large windows. The interiors follow Japanese-inspired detailing and sculptural forms.

Shared amenities and outdoor spaces

The landscaped base incorporates gardens, shaded courtyards and reflection pools shared by the three towers. Facilities include an infinity pool, elevated pool deck, cabanas, a lounge, gym, wellness studio and yoga rooms. The amenity programme also includes a kids’ club, retail area, cigar room, show and service kitchens, jogging track and walking paths. A terrace garden and Zen lounge form part of the leisure and outdoor setting. Beach access is included among the listed amenities. The garden level is designed to create transitions between interior spaces and the landscaped communal areas, with water elements integrated into the courtyards.

Siora and nearby destinations

Hado by Beyond is located in Siora, within the Dubai Islands grouping off the Deira coastline. Siora is a beachfront masterplan launched by Beyond Developments and is planned for delivery in multiple phases. Nearby coastal destinations include Al Mamzar Beach Park at 2.7 km and Dubai Islands Beach at 2.9 km. Dubai International Bowling Centre is 4.0 km away, while Dubai Heritage Village and Dubai Museum are each 6.2 km away. Vox Cinema at City Centre Shindagha is 6.6 km away, and Vox Cinemas at Deira City Centre and BurJuman Mall are each 7.0 km away. Dubai Creek Golf & Yacht Club is 7.9 km from the project.

Payment plan and handover

Hado by Beyond is offered on a 50/50 payment plan. The payment structure begins with a 10% down payment on booking, followed by 40% during construction and 50% on handover. The construction-stage portion is scheduled across the first to seventh instalments. Handover is planned for Q3 2029. The recorded project completion date is 30 June 2029. The project is active and has a recorded completion ratio of 1%. Its recorded start date is 30 June 2026, and the total project area is 79,903.18 sq m.

Beyond Developments

Beyond Developments is the developer of Hado by Beyond and the company behind the Siora beachfront masterplan on Dubai Islands. Beyond is the luxury real estate division of Omniyat. Hado is positioned within this first beachfront masterplan in Siora and brings together apartments, simplex homes and duplexes in three connected towers. The project’s design language combines a shared landscaped base with Japanese-inspired architecture and interiors. Its unit range covers one- to four-bedroom homes, including selected four-bedroom simplex residences and three- and four-bedroom duplexes.
