Jumeirah 3

Jumeirah 3 Area Guide

Jumeirah 3 is a distinguished residential district in Dubai known for its spacious villas, many featuring private pools. The area primarily consists of large standalone homes and smaller compounds offering shared recreational amenities. High rental prices reflect its desirability, although property ownership is restricted to UAE nationals.

Two major thoroughfares, Jumeirah Street and Wasl Road, traverse the neighborhood from north to south. These streets host a diverse range of independent shops, boutiques, cafes, restaurants, and numerous health and aesthetic clinics, providing residents with convenient access to daily needs and services.

Families benefit from a variety of educational institutions, including several nursery schools and both British and American curriculum schools, catering to different age groups and preferences. The community’s location is especially attractive due to its proximity to Dubai’s renowned 9-kilometer Jumeirah Beach, widely regarded as the city’s best beach.

Jumeirah 3 is strategically positioned between Old Dubai and New Dubai, offering a blend of traditional charm and modern convenience. It borders Safa Park to the north and includes the popular Kite Beach, making it ideal for outdoor and recreational activities. The absence of high-rise buildings preserves the area’s spacious and tranquil atmosphere, a legacy of its history as a favored residential choice for western expatriates before Dubai’s modernization in the 1960s.
