Jebel Ali Racecourse Redevelopment: A Vision for Sustainable Urban Living in Dubai

Jebel Ali Racecourse Redevelopment is a transformative urban project in Dubai, centered around a vast 16 million square feet central park that celebrates the area’s equestrian and ecological heritage. The masterplan features a series of interconnected residential and mixed-use neighbourhoods, designed as ‘urban islands’ that gradually increase in density towards the park, fostering community integration and green living.

Preserving the original racetrack, the development enhances equestrian facilities to maintain the site’s historic identity. Wide boulevards, shaded walkways, and low-speed streets promote walking and cycling, supported by dedicated cycling lanes, shaded pedestrian zones, automated shuttles, and future public transport connections.

Guided by 17 key performance indicators, the project emphasizes holistic wellbeing, sustainability, culture, identity, and innovation. Construction is set to begin in early 2026, with phased development across housing, education, hospitality, and public infrastructure. The masterplan aligns with Dubai’s 2040 Urban Master Plan, prioritizing green space expansion and environmental resilience to create a vibrant, sustainable community.
