City Of Arabia is a district of Dubai.
City Of Arabia is a master-planned community within DubaiLand, located in Wadi Al Safa 4. The original scheme was ambitious but was heavily affected by the 2008 global financial crisis; as a result, only a small portion of the original masterplan has been completed and a number of sub-components were started and later put on hold. The area remains distinctive on Dubai’s map for its landmark attractions and location close to Global Village and major road corridors.
City Of Arabia sits in DubaiLand, in the Wadi Al Safa 4 area. The community occupies a large site originally planned for mixed-use buildings, themed retail and entertainment facilities. Key completed elements include IMG Worlds of Adventure, GEMS Heritage School and an ENOC petrol station, while Wadi Tower is nearing completion. The area has recorded 50 sale transactions.

City Of Arabia is connected to Dubai’s road network. The nearest Dubai Metro station on the Red Line, R29, is around 12.8 km away and is not within comfortable walking distance. Typical driving times are approximately 24 minutes to Dubai Mall, 27 minutes to Palm Jumeirah, 26 minutes to Burj Al Arab and 31 minutes to The Walk at JBR, depending on traffic and route choice. Approximate straight-line distances to key destinations include:

The realised footprint of City Of Arabia differs from the original masterplan. Several flagship components were left incomplete following the 2008 market disruption. Built and operational elements include IMG Worlds of Adventure, GEMS Heritage School and an ENOC petrol station.
Other notable projects in and around City Of Arabia include:

City Of Arabia includes several named sub-areas and components:
The community also includes a wider collection of internal parcels and sub-components, although the original masterplan has been only partly realised.

City Of Arabia may appeal to several groups because of its location and development profile:

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.
The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change. The median across the whole district moved +12% over the same year — that gap reflects which buildings came to market, not existing homes changing in price.
Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 3 years, from 2024.
* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.
All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
