Zoya Developments is a Dubai developer with projects on our site across Al Furjan, Dubai South, Dubai South Residential District, DubaiLand Residence Complex, Saih Shuaib 2 and Wadi Al Safa 5. Its current project mix centres on residential developments with different unit counts and handover points, rather than one single master community. Dubai South is represented both by projects carrying that community address and by schemes in the separate Dubai South Residential District, so purchasers should read the location field carefully when comparing homes.
Al Furjan contributes a 73-unit project, while DubaiLand Residence Complex has a 234-unit scheme. The two projects in Dubai South Residential District contain 60 and 80 units respectively. Elsewhere, the Saih Shuaib 2 development has 117 units and the Wadi Al Safa 5 scheme has 165. In Dubai South, Calisi is offered from AED 685,000 and Linor from AED 647,000. These differences make the project-specific entry more useful than treating the portfolio as a uniform product line.
The handover sequence for the current portfolio starts with a Q1 2027 date for the Al Furjan development and extends to Q4 2028 for a project in Dubai South Residential District. This is a forward handover programme: the project entries focus on scheduled delivery and construction labels rather than completed handovers. Between those endpoints, a further Dubai South Residential District project is scheduled for Q3 2027, while schemes in Saih Shuaib 2, DubaiLand Residence Complex and Wadi Al Safa 5 fall across 2028.
Two entries explicitly carry construction information. Izel by Zoya and Loriza By Zoya are under construction, each shown at 0% complete. Calisi and Linor are also marked under construction, without a completion percentage in their entries.
In Dubai South Residential District, Miorah By Zoya is the 60-unit project scheduled for Q3 2027. Its neighbour, Loriza By Zoya, has 80 units and a Q4 2028 handover, and is under construction at 0% complete. The contrast is therefore in both project scale and delivery point within the same district.
Dubai South has two under-construction projects with stated starting prices. Calisi starts from AED 685,000, while Linor starts from AED 647,000. Neither entry gives a unit count or scheduled handover, which distinguishes these listings from the two projects in the Residential District.
Across the other communities, Pristine By Zoya brings 73 units to Al Furjan with a Q1 2027 handover. Elanora By Zoya has 117 units in Saih Shuaib 2 and is scheduled for Q1 2028. In DubaiLand Residence Complex, Nuve By Zoya is the 234-unit scheme with a Q2 2028 handover. Izel by Zoya is in Wadi Al Safa 5, has 165 units, is under construction at 0% complete, and has a Q3 2028 handover.
Match the specific community label to the project you select, especially between Dubai South and Dubai South Residential District. For projects under construction, check the current recorded completion percentage and the handover stated in the sale documents. Also check that the selling company in the documents matches the developer recorded for that project in the DLD registry, rather than assuming one group company is the seller for every scheme.
The portfolio is spread across six locations rather than concentrated in one address. Al Furjan, Saih Shuaib 2, Wadi Al Safa 5 and DubaiLand Residence Complex each have one project on our site. Dubai South has two projects, while the Residential District has two separate schemes with their own unit counts, construction information and scheduled delivery dates.
It identifies a project as being in the construction stage rather than ready for move-in. A percentage, where recorded, gives a point-in-time indication of construction progress; it does not replace the handover date in the purchase documents. Calisi and Linor carry the construction label, while the two other marked projects also show a percentage.
Those fields describe different parts of a project. The unit count indicates the stated number of homes in that scheme, while the quarter identifies its scheduled delivery point. Reading them together helps distinguish projects that share a broad area but have different project scales and different positions in the delivery sequence.
The paperwork should identify the precise project, its community address, the scheduled handover and the selling company. These details should align with the project record used for the transaction. A buyer should not transfer a location, construction label or delivery date from one scheme to another simply because both projects are associated with the same developer.
