Serro at The Heights Country Club

Serro is located in The Heights Country Club, a large residential community in Dubai launched by Emaar Properties. The community is presented as a suburban-style district rather than a high-density urban centre, with green corridors, ponds and open spaces forming part of its planned setting. Its overall development area is reported at 81 million square feet, with a reported development value of AED 55 billion. The initial public launch event for The Heights Country Club was held on 20 May at the Armani Dubai Hotel. The community’s concept combines low-rise homes, landscaped areas and recreational infrastructure within one masterplanned setting.

Low-rise masterplan and residential character

The Heights Country Club is planned as a predominantly low-rise residential estate. Townhouses and semi-attached villas are the principal residential typologies identified for the community. These homes are arranged alongside parks, greenways and water features, rather than within a tower-led layout. The masterplan places landscaped routes and public spaces through the neighbourhood, creating links between residential areas and shared facilities. The community’s original concept images show this intended arrangement of homes, green spaces and amenities. As the development progresses, masterplan designs may evolve. Serro is positioned within this broader Emaar Properties community.

Parks, ponds and open spaces

Greenways, parks and ponds are planned throughout The Heights Country Club. The community is conceived around landscaped corridors and open areas, with residential streets and homes set within this wider environment. These elements form part of the district’s low-rise planning approach. Public spaces and event plazas are also included in the community concept, providing designated areas for gatherings. The planned landscape is not limited to individual residential plots: green routes, ponds and parks are intended as visible components of the neighbourhood structure. This creates a setting defined by landscaped communal space alongside the planned townhouse and semi-attached villa neighbourhoods.

Wellness and active-lifestyle facilities

The Heights Country Club includes a dedicated wellness centre and associated programming in its community plans. Cycling and jogging tracks are integrated into the proposed layout, alongside parks and other open spaces. Event plazas are also part of the planned recreational and public-space provision. These facilities sit within a masterplan that combines residential areas with wellness-focused and outdoor infrastructure. Emaar Properties also announced the Grand Club Resort alongside The Heights Country Club. The Grand Club Resort was described as a 60 million square foot development with a reported value of AED 41 billion. The Heights Country Club itself remains the community in which Serro is located.

Road connections and public transport

Road transport is expected to be the practical everyday connection for residents of The Heights Country Club. Public transport access is limited in the immediate vicinity of the community. The nearest listed Dubai Metro station is on the Red Line, station code R73, at a distance of 11.1 km from the development. This places Metro access beyond the immediate community area and makes road travel relevant for onward connections across Dubai. The community’s planned cycling and jogging routes serve internal active movement within the masterplan, while wider city travel is linked to the road network and the Red Line station.

Schools, retail and neighbourhood services

South View School is 4.5 km from The Heights Country Club. The community masterplan also anticipates schools, hospitals and places of worship within or near the development. Retail and dining spaces are planned to serve residents’ daily needs, complementing the residential, wellness and open-space components of the district. These planned services are intended to operate at neighbourhood scale within a low-rise community environment. The combination of townhouses and semi-attached villas, parks, active routes, community facilities and retail provision defines the wider setting for Serro. The district is designed around a mix of residential streets and shared community infrastructure.
