Laya Courtyard comprises two buildings in Dubai Studio City, arranged around a leafy landscaped courtyard. The development contains 234 studios and 53 one-bedroom apartments. Six elevators serve the buildings, and the configuration includes six lobby entrances. Each apartment is allocated one parking space, while two EV parking spaces form part of the parking provision. Homes are planned with smart home automation, and ownership is offered on a freehold basis. The project combines residential apartments with communal indoor and outdoor spaces centred on the courtyard setting.
The apartment collection consists of studios and one-bedroom homes. Studio apartments have stated total areas from 39.22 sq m to 50.71 sq m. The studio layouts include net internal areas of 32.57 sq m or 34.00 sq m, with balconies ranging from 6.65 sq m to 16.71 sq m. One-bedroom apartments have stated total areas from 59.59 sq m to 83.25 sq m. Their net internal areas range from 47.22 sq m to 52.57 sq m, while balcony or terrace areas range from 12.36 sq m to 32.43 sq m. Laya Courtyard is identified as the developer’s fourth project. The current project brings Laya Developers back to Dubai Studio City following Laya Heights, while adding a two-building residential scheme with studios, one-bedroom apartments and courtyard-focused amenities.
