Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +2% over the same period, so the building grew faster.

Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2022 to 2025 — +41% on the price per square metre in this building. The district moved +2% over the same period, so the building outpaced the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Kingdom of Sheba is a finished freehold mixed residential development on The Palm Crescent in Palm Jumeirah. Developed by IFA Hotel & Resorts, it comprises 398 units across villas and residential buildings containing townhouses and apartments. The project is ready to move in and reached 100% completion on 30 October 2019.
Kingdom of Sheba occupies 141,500 square metres on The Crescent, Palm Jumeirah, adjacent to Atlantis. The development is arranged as 34 villas and three residential buildings that contain townhouses and apartments. The wider project includes apartments, townhouses, penthouses and villas, creating a range of home formats within one waterfront community. The villas are built as basement, ground and first-floor homes, while the residential buildings are configured as basement, ground and 12 upper floors. The buildings use a concrete structure with a cement-render exterior. The design draws on traditional Arab architecture, including the symmetry associated with Yemeni art forms, while the homes incorporate contemporary living spaces and outdoor areas.
The residence collection includes two-, three-, four- and five-bedroom apartments, as well as townhouses, four- and five-bedroom penthouses, and four- and five-bedroom villas. There are 34 sea-facing villas within the development. Villas and townhouses include private pools, landscaped gardens and enclosed three-car garages. Residences are designed with panoramic windows and balconies overlooking the Arabian Gulf and the Dubai landscape. The project’s homes are positioned within landscaped grounds along the curving breakwaters of Palm Jumeirah, with views across the Palm and the Gulf described for the development. Some residences have been offered furnished.
Kingdom of Sheba provides a private beach club, several swimming pools, a lap pool, a gym and a spa and health centre. The amenity offering also includes landscaped gardens, children’s play areas, shops, restaurants and cafés. Residents have access to meeting facilities, and covered parking is included among the project facilities. Concierge service and 24-hour security are also provided. Private pools form part of the villa and townhouse offering, alongside their landscaped gardens and enclosed garages. These facilities place dining, leisure, fitness and beach access within the development, while the residential setting remains on the Palm Crescent waterfront.
The project sits on The Palm Crescent, the breakwater forming the outer edge of Palm Jumeirah. The Crescent carries a road and an extended boardwalk, and a road tunnel connects it with the Palm trunk. A monorail link runs toward the Atlantis, The Palm area. The Palm Boardwalk is 1.1 km away, Aquaventure Waterpark is 1.8 km away and Dolphin Bay is 2.2 km away. Vox Cinemas at Nakheel Mall is 2.9 km away. Raffles The Palm Dubai is 1.1 km away, Atlantis The Palm is 1.3 km away and W Dubai The Palm is 1.5 km away. Marina Beach is 5.2 km away, while Emirates Golf Club is 6.5 km away.
Kingdom of Sheba is a finished project with 100% recorded completion. Its construction started on 29 June 2008 and its recorded completion date is 30 October 2019. The development is ready to move in. It is a freehold mixed residential development in Palm Jumeirah, with a total of 398 units. The project combines 34 villas with residential buildings comprising townhouses and apartments. This is an established, completed community rather than a development under construction, and the residential, leisure and dining facilities described for the project form part of its completed setting.
IFA Hotel & Resorts is the developer of Kingdom of Sheba. The company develops, licenses, operates and manages luxury residential, hotel and resort projects for international investors and owners, with a focus on emerging markets. It is listed on the Kuwait Stock Exchange. Its portfolio described for the company includes integrated resorts operated by five-star hotel operators, as well as residential, resort and hotel properties in international locations. Kingdom of Sheba brings this hospitality and residential focus to The Crescent at Palm Jumeirah through a community of villas, townhouses, apartments and penthouses with private beach, leisure, wellness, dining and retail facilities.
