Amali Island is a 24-villa residential development in The World Islands, Dubai, developed by Amali Properties. The project joins two islands into one private-island site with beachfront residences, private marine access and views of the Arabian Gulf, Dubai skyline and Palm Jumeirah. It is active, with construction recorded at 16.37% completion on 11 June 2026 and a scheduled completion date of 31 March 2027.
Amali Island comprises 24 standalone residential villas in The World Islands, a man-made archipelago off the Jumeirah coast. The masterplan combines the Sao Paulo and Uruguay islands into a single site of 1,200,000 sq ft. Each residence is planned with direct beachfront access and private marine access, while selected villas have private berths. The development is designed as a low-density collection of beachfront mansions on substantial plots. Its concept takes inspiration from the Ombu tree and centres on private outdoor settings, sea access and island living. The villas are designed with concrete and steel structures, blockwork, and internal and external finishes.
Elastic and Hirsch Bedner Associates are named for the architecture and design of Amali Island, while SquareM is responsible for landscaping. The residences are arranged as individually configured villas rather than a uniform apartment or townhouse collection. Two interior design directions, Terra and Ultra, are identified for Villa Aurora and Villa Amorino. The project combines beachfront plots with sea-facing views across the Arabian Gulf, Palm Jumeirah and the Dubai skyline. Private marine access is integral to the design, with direct beachfronts and berthing facilities identified across the island collection.
The 24 residences include villas with five- and seven-bedroom layouts. Villa Avatea has a 72,050 sq ft plot, 32,400 sq ft of living area and seven bedrooms. Villa Aria has a 56,200 sq ft plot, 22,470 sq ft of living area and seven bedrooms. Villa Aurora has a 46,770 sq ft plot, 16,620 sq ft of living area and seven bedrooms. Villa Amorino has a 32,630 sq ft plot, 12,690 sq ft of living area and five bedrooms. Villa Amorino is described as Vastu compliant. Private beachfronts of up to 50 metres are identified for villas where specified.
Shared facilities at Amali Island include a restaurant, fitness centre, spa, concierge service and a members-only clubhouse. A dedicated resident helipad is provided on the island. The project’s location requires travel by private marine transfer or helicopter, and the residences are planned with direct marine access. Private berths are included as part of the marine offering for selected residences. Dutco is contracted for the remaining marine works and the main construction package. The amenity and access programme combines on-island leisure facilities with marine and helicopter connections for residents.
Amali Island is located within The World Islands, offshore from Dubai’s Jumeirah coast. The development is 9.7 km from Business Bay, 10.5 km from Downtown Dubai and Palm Jumeirah, 11.0 km from The Dubai Mall, and 11.3 km from DIFC. Mall of the Emirates is 9.9 km away, while Dubai Marina and JBR Beach are 13.9 km and 14.3 km away respectively. Dubai International Airport is 20.4 km from the island, and Al Maktoum International Airport is 34.1 km away. The island also has views of the Arabian Gulf, the Dubai skyline and Palm Jumeirah.
Construction commenced on 1 July 2024. Amali Island is active and was recorded at 16.37% completion following an inspection dated 11 June 2026. The scheduled completion date is 31 March 2027. Villa construction has started, alongside the marine and main construction works assigned to Dutco. The development contains 24 residential villas, with the same total reflected in the project’s unit count. The project’s construction programme covers the private-island residential scheme, marine works and the delivery of the shared facilities.
Amali Properties is the developer of Amali Island. The company is led by Ali and Amira Sajwani and is developing the project as a private-island residential collection in The World Islands. Amali Properties has positioned the scheme around standalone beachfront villas, substantial plots, private marine access, berths and a resident helipad. Public sales communications have stated that nearly 22 of the 24 villas have been sold, while other communications have stated that 19 of the 24 beachfront mansions were sold. The development has 28 publicly available sale transaction records.
