Marsa Al Khor

Marsa Al Khor is an upscale waterfront sub-community located in the northern part of Dubai Festival City. Spanning approximately 245,000 square meters along the east shore of Dubai Creek, it was envisioned as a premium mixed-use development inspired by renowned waterfront destinations worldwide.

The master plan includes high-rise residential towers, stylish creekside offices, a central park with landscaped gardens, and exclusive waterfront homes. The community is designed to accommodate up to 14,000 residents, featuring a continuous retail and dining promenade along the waterfront, reminiscent of iconic harbors.

The central feature of Marsa Al Khor is the Quay, which hosts serviced apartments, boutique hotels, and a variety of fashionable restaurants and cafes accessible by foot or water taxi. Commercial spaces are organized into three districts totaling 2.5 million square feet, optimized to provide extensive waterfront views.

Residential options range from luxury condominiums and penthouses to low-rise waterfront complexes with garden balconies, all designed to maximize scenic creek views. The development also includes office campuses offering modern workspaces with prime views of the creek and surrounding bridges.

While the project experienced delays following the 2008 financial crisis, key components such as the InterContinental Residence Suites Festival City and a public beach have been completed, contributing to the area’s appeal as a sophisticated waterfront community within Dubai Festival City.
