As of October 2026, Continental Club Property is a Dubai real estate brokerage operating as CONTINENTAL CLUB PROPERTY L.L.C., with RERA Office Registration Number (ORN) 31933. International buyers can work with the agency on off-plan and ready properties, including a remote purchase through a properly arranged power of attorney where applicable. The developer pays the agency’s fee for off-plan purchases; for resale property, the buyer’s commission is 2%, while government charges are separate. Property funds are not accepted into the agency’s accounts: payments go to a developer’s escrow account or through a DLD trustee office.
Who we are and how to verify a Dubai real estate agency
Continental Club Property was established in 2022. The legal entity is CONTINENTAL CLUB PROPERTY L.L.C., and its RERA ORN is 31933. The office is located at Pinnacle Building, Sheikh Zayed Road, Office 410-04, Al Barsha 1, Dubai. The company has a team of 22 people covering brokerage, analysis, marketing and client service. Company details, the office location and the team can be reviewed on the company profile page.
ORN means Office Registration Number. It identifies the brokerage office in the Dubai Land Department register. Before discussing a reservation, signing a form or sending funds, an international buyer should check the agency’s ORN in the public DLD register.
A buyer should also verify the individual broker. Ask for the broker’s BRN, or Broker Registration Number, and check that it corresponds to a current RERA registration. A licensed office and a registered broker are separate checks. A brokerage may have an ORN, but the person representing you should also be properly registered.
The transaction paperwork matters as well. RERA forms record the relationship between parties and the scope of representation. Forms B and F are commonly encountered in resale transactions: Form B is the agreement between the buyer and the broker, while Form F is the sale agreement between buyer and seller. The documents used depend on the transaction structure, so buyers should read the version presented for signature and obtain independent legal advice if they need an interpretation of contractual rights or obligations.
No buyer should send a property payment to an agent’s personal account or an agency account. For off-plan property, payments are made to the developer’s designated escrow account. For ready-property transfers, the settlement process is handled through a DLD trustee office. A practical checklist for checking an agent and seller is available in this guide on how to verify a developer and real estate agent in Dubai.

What we do for overseas property buyers
An overseas buyer often needs a broker to narrow down options, explain the purchase route and coordinate the people involved. Continental Club Property works with off-plan projects offered directly by developers and with ready or resale homes. As of 30 October 2026, its online catalogue includes 2,862 off-plan projects, 767 developers, 612 resale properties and 1,882 Dubai areas.
Off-plan property
For an off-plan purchase, the agency helps compare available projects, payment-plan structures and the documents issued during the purchase process. Buyers may encounter the term oqood, which is the registration record used for an off-plan sale before a title deed is issued. The broker can explain where oqood fits in the process and help coordinate paperwork, but legal interpretation of the SPA or other agreement should come from a qualified lawyer where required.
The agency’s role may include discussing launch availability, booking procedures, developer payment schedules and post-handover plan terms shown in the project documentation. The buyer still needs to review the official documents and make the payment directly to the approved escrow channel.
Ready and resale property
For resale homes, the work can include identifying comparable transactions, arranging viewings, communicating with the seller’s side, preparing the offer process and coordinating the path to transfer at a trustee office. The agency can help with documents such as the MOU, NOC, DLD transfer requirements and title-deed steps. It does not provide a legal opinion on title, contractual risk, tax residence or inheritance issues; those questions require a lawyer or tax adviser selected by the buyer.
Remote purchase, mortgage, visa and post-purchase services
A buyer does not always need to travel to Dubai for every step. A remote transaction may be possible through a power of attorney, depending on the transaction and the parties’ requirements. A power of attorney must be prepared and accepted in the form required for the relevant transaction. Read the practical process for buying Dubai property remotely with a power of attorney before relying on a representative.
The agency also assists with mortgage consultation, including pre-approval preparation and comparison of bank options for non-residents. A bank makes the lending decision and sets its own requirements. Continental Club Property does not open accounts, issue loans or act as a bank.
Support is available for residency and Golden Visa application coordination after a purchase where the buyer may be eligible. Eligibility, documentation and government decisions depend on the applicant’s circumstances; immigration advice should be obtained from an appropriate specialist.
After completion, services include long-term rentals, licensed holiday-home arrangements, Ejari-related coordination, property management, short-term rental management and resale support for owners. For sellers, the agency provides valuation support, marketing and viewings.
How we are paid and where your money goes
The fee structure is straightforward. For off-plan property, the developer pays the agency commission and the buyer pays the developer’s stated price. For resale property, the buyer’s commission is 2% of the purchase price. Government charges and transaction costs are separate from the agency commission.
DLD and trustee-office charges depend on the transaction. Buyers can use the Dubai property purchase fees calculator to estimate the DLD and trustee-related costs before proceeding. The calculation is a planning tool rather than legal, tax or financial advice.
Continental Club Property does not accept property payments into its own accounts. Off-plan payments go to the developer’s escrow account. Ready-property settlement is completed through a DLD trustee office. If a buyer needs advice on the source-of-funds documentation, banking arrangements or tax treatment in their country of residence, that advice must come from the relevant bank, tax adviser or lawyer.
The company also has a partner programme: a referrer may receive 30% of the agency’s commission under a written agreement, while licensed brokers may co-broker under Form I.
Data instead of sales promises
Property selection should begin with evidence that a buyer can inspect. Continental Club Property provides access to DLD-based transaction data, project construction-status information, service-charge tools, area analysis, rental analysis, mortgage and ROI calculators, and market reports. These tools can help a buyer compare locations, prior recorded transactions and recurring property charges.
The open Dubai property data centre is designed for buyers who want to look beyond listing descriptions. It includes transaction and market information that can be used while discussing an asking price, a project location or a resale comparison. Recorded transactions are useful context, but they do not determine the price a seller will accept or the future performance of a property.
Company data (rounded): around 110 deals closed in the past year, with a deal value of over AED 100 million. These figures describe past activity and are not a promise of a result for a future buyer.
English- and Russian-speaking service
The agency works in English and Russian. This can make calls, listing discussions and transaction coordination easier for buyers who prefer either language. The underlying official transaction documents may be in English or Arabic, and a buyer who needs a certified translation or legal interpretation should use an appropriately qualified professional.
Buyers looking specifically for Russian-language communication can see the agency’s Russian-speaking real estate service in Dubai. Language support does not replace independent legal or tax advice in the buyer’s country of citizenship or residence.
Broker profiles and the wider team are shown on the team page. Before appointing a broker, buyers may ask who will be their day-to-day contact and request the broker’s BRN for verification.
How a purchase works, from first call to keys
- Initial discussion: the buyer explains budget, intended use, preferred locations, payment method and whether the purchase will be in person or remote.
- Shortlist: the broker presents available off-plan or ready options and discusses project documents, transaction data and stated payment terms.
- Verification: the buyer checks the agency ORN, the broker BRN, the developer or seller information, and the relevant transaction paperwork.
- Reservation or offer: the parties follow the developer’s booking procedure for off-plan property or negotiate and document a resale offer.
- Contracts and payments: the buyer reviews the SPA or resale documents, obtains independent advice where needed, and pays only through the designated escrow or trustee route.
- Registration and transfer: the relevant authority registers the transaction. An off-plan buyer may receive oqood registration; a ready-property buyer proceeds through the title transfer process.
- Handover: after the applicable completion and handover steps, the buyer receives the property documents and can arrange management, rental or a future sale if required.
The exact documents and sequence may vary by property type and transaction structure.
Reviews and client feedback
Continental Club Property has a Google rating of 5.0 from 7 reviews. With only seven reviews, a buyer should read the individual experiences rather than rely on the rating alone. Client feedback can be viewed on the reviews page.
Reviews describe personal experiences and do not replace document checks, due diligence or professional advice. A cautious buyer should verify the property, payment destination and paperwork independently before committing funds.
