Russian demand for Dubai property returned to its pre-February level in autumn 2026, and the one practical question every buyer asks is how to get the money to the developer’s escrow account or to the seller. Below are the working routes as of October 2026, their timing and cost, the documents a UAE bank will ask for, and the mistakes that get a payment bounced. This is general information, not financial advice: confirm the terms with your bank before you transfer.
Four routes and how they differ
| Route | Time | Cost | What matters |
|---|---|---|---|
| Direct SWIFT from a Russian bank in dirhams | 3 to 7 business days | sender’s bank fee plus conversion | AED transfers clear far more reliably than USD ones; the sending bank must be outside sanctions lists and have a UAE correspondent |
| Via a bank in a third country (Kazakhstan, Armenia, Kyrgyzstan, Türkiye) | 7 to 14 days | 4 to 7% across two conversions and fees | You need your own account there and proof of source of funds at every step |
| Cryptocurrency through a VARA-licensed provider in Dubai | 2 to 5 days | 2 to 5% | The DLD registry records the deal in dirhams; USDT is not paid to the developer directly, a licensed provider converts it |
| From a UAE bank account in your name | same day | minimal | Non-residents can open a savings account with a minimum balance; funding it still uses one of the routes above |
What a UAE bank will ask for
- Passport and, if you have them, Emirates ID or visa.
- Sale and purchase agreement, developer booking form or Form F for resale, showing the amount and the escrow details.
- Proof of source of funds: income certificate, sale contract for assets sold, 6 to 12 months of bank statements, company documents.
- Payment purpose in English with the contract and unit number. A payment without a purpose line is the most common reason for a return.
- Above the equivalent of USD 10,000 the check is enhanced: the bank may request more documents and hold the credit for a few days.
Why payments bounce
- The sender or its bank is sanctioned and the correspondent chain breaks.
- A USD transfer instead of AED: dollar SWIFT payments are screened by US correspondents and do not always pass.
- The sender’s name does not match the buyer on the contract. The person named in the contract must pay, or a notarised power of attorney and a letter to the developer are needed.
- No proof of source of funds, or documents in Russian without translation.
- A payment from a third party or a company with no explained link to the buyer.
Planning payments for an off-plan unit
Developer payment plans usually run 2 to 4 years, so the 10 to 20% booking amount can go through one route, and later instalments should be tied to dates in advance with 2 to 3 weeks of buffer for bank checks. If you plan a UAE mortgage, banks lend on ready property or at a late construction stage, so only the down payment has to come from Russia.
Golden Visa and the transfer
The Golden Visa threshold is the value of the property as a whole, from AED 2 million; a mortgage and an off-plan unit registered in Oqood are accepted. The conditions are on the residency page; the full purchase cost including DLD fees is in the fees calculator.
Questions
Can a Russian citizen buy property in Dubai in 2026?
Yes, in freehold areas with no nationality restriction. The difficulty is not ownership but bank compliance when the money moves.
Which currency should I send?
Dirhams. AED transfers go through local correspondent links and are returned far less often than dollar transfers.
How long does a transfer take?
From 3 business days directly to two weeks via a third country. Build in a buffer before every developer payment date.
Do developers accept cryptocurrency?
Several developers accept payment through VARA-licensed providers that convert crypto into dirhams. The DLD registry still records the deal in dirhams.
Do I need a UAE bank account?
Not for the purchase: the money goes straight to escrow or the trustee account. A non-resident account is useful afterwards for service charges, utilities and rent.
What about taxes in Russia?
The purchase itself is not taxed, but rental income and a sale are declared in Russia, and selling before the minimum holding period triggers personal income tax. Check with a tax adviser.
