Rukan is a primarily residential neighbourhood within Wadi Al Safa (DubaiLand), positioned close to Arabian Ranches and a range of retail, leisure and sporting destinations. The area was developed with a focus on low-rise, garden-oriented living: a combination of modern townhouses and a single apartment tower sits within a masterplan featuring wide open spaces, cycling routes and community retail.
Rukan occupies a section of Wadi Al Safa 7 in the broader DubaiLand area. The development covers about 2,600,000 sq ft, of which approximately 70% is allocated to open spaces and landscaped areas. Accommodation in the neighbourhood comprises more than 1,200 contemporary townhouses and an apartment building known as Rukan Tower with 608 units. The townhouses are marketed as Rukan Lofts and were released in phases; the first phase comprises 349 units and the second phase 305 units. Townhouses include dedicated parking bays and private front and rear yards. The apartment block and other community elements are set amid retail strips, recreational facilities, cycling trails and small picnic areas.

Metro access is available via the Red Line. The nearest station, R31, is about 12,390 metres from Rukan and is not within comfortable walking distance. Road connections place Rukan within reach of many of Dubai’s key destinations. Distances from the neighbourhood to principal points are:
Estimated driving times provide practical context for daily travel: it typically takes roughly 27 minutes to drive to The Dubai Mall, about 24 minutes to Palm Jumeirah, around 23 minutes to Burj Al Arab and about 28 minutes to The Walk JBR. Dubai International Airport is commonly reached in around 27 minutes by car, while Al Maktoum International Airport is approximately a 26-minute drive, depending on traffic.

The neighbourhood includes retail outlets and communal recreational facilities integrated into the landscaping, supporting everyday shopping and outdoor activity.
Rukan Tower is the community’s principal apartment building. Developed by Reportage Properties, it launched in 2014 and is complete.

Rukan is oriented towards buyers and renters seeking suburban-style, low- to mid-rise housing within Dubai with a strong emphasis on landscaped open space. The combination of townhouses with private outdoor yards and an apartment tower suits households that prioritise outdoor family areas, dedicated parking and quieter residential streets while retaining reasonable access to central Dubai by road. The neighbourhood’s proximity to established schooling options is notable: GEMS Metropole School Al Waha is about 1.5 km away and Jumeirah English Speaking School’s Arabian Ranches campus is about 2.2 km from the community. Recreational assets, nearby golf facilities and shopping complexes are also within short drives, making the area suitable for families and residents who prefer a balance between suburban living and city access.

Townhouses within Rukan were released in named phases and include allocated parking and private external spaces. Apartments in Rukan Tower are designed for functionality and contemporary living.

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.
The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change.
From 2022 to 2025 — +22% on the price per square metre across 3 buildings that traded in both years.
Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 7 years, from 2019.
* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.
All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
