Jumeirah Park is a district of Dubai, 1.7 km from Discovery Gardens Metro Station.
Jumeirah Park is a low-density residential community of detached villas located inland from Dubai Marina, adjacent to Jumeirah Islands. The neighbourhood was planned under the name “Jumeirah Village North” and renamed before its sales launch in 2006. The area is organised into numbered districts with interconnected streets, shared open spaces and a network of paths linking public parks and local facilities.
Jumeirah Park sits roughly 4.0 km from Dubai Marina and about 7.4 km from Palm Jumeirah. It lies close to three of Dubai’s main highways — Sheikh Zayed Road, Mohammed Bin Zayed Road and Al Khail Road — which provide direct vehicular access to central and peripheral parts of the city. The community’s internal roads are divided by Al Worood Streets 1 and 2, which separate even-numbered districts to the north from odd-numbered districts to the south; the neighbourhood uses roundabouts rather than traffic lights to manage internal traffic.
The nearest Red Line metro station, code R71, is approximately 1,685 m from the community edge and is generally not considered walkable for daily commuting. Key straight-line distances to major Dubai destinations include:
Jumeirah Park is composed exclusively of detached villas. Available homes follow three architectural themes — Regional, Legacy and Heritage — with three-, four- and five-bedroom variants in each style. The three- and five-bedroom homes are available in small and large layouts. Nearly all four- and five-bedroom villas include private swimming pools in their rear gardens, while there are no communal pools for all residents.
Internal landscaping and public green space are prominent features: the masterplan includes more than a dozen parks, jogging and walking trails, cycle-friendly sections and small landscaped areas distributed across the districts. Maintenance is generally consistent, though smaller planted areas can show wear over time. The community is not gated; security is provided through patrolling security vehicles and an organised neighbourhood watch scheme.
The community pavilion brings together retail and dining outlets. District 7 has a sports complex with a 50-metre Olympic-size pool, a large gym of about 16,000 square feet and a spa. Nakheel contracted Parkway International Contracting to build a community centre for AED 28 million, with construction scheduled for completion within 12 months of the contract start. During the wider delivery period, the developer received AED 30 million in government financial support. Villas in Districts 1, 2, 3, 4, 6, 7 and 9 were handed over in phases.
The neighbourhood layout emphasises pedestrian connectivity: districts are linked by unrestricted footpaths and residents may freely use public parks. Recreational provisions include tennis courts, a community clubhouse, jogging and cycling trails and a variety of small play and green spaces. Parking is typically arranged with each villa offering double garages, private terraces and gardens. Traffic management relies on roundabouts rather than signalised intersections, contributing to a calmer internal traffic environment.
Jumeirah Park is suited to households seeking detached family accommodation on larger plots within relatively short driving distance of Dubai Marina and other coastal neighbourhoods. The product mix and presence of private gardens and pools appeal to families, residents who prioritise outdoor space and buyers seeking low-density villa living rather than high-rise apartment life. The pedestrian network, parks and sports facilities also suit residents who value local outdoor recreation and family-oriented amenities.

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.
The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change.
From 2022 to 2025 — +53% on the price per square metre across 1 buildings that traded in both years.
Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 13 years, from 2014.
* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.
All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
