Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +4% over the same period, so the building grew faster.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| 1 bedroom | 67 | 1 313 888 | 19 610 | 114 |
| 2 bedrooms | 101 | 2 062 888 | 20 425 | 194 |
| 3 bedrooms | 163 | 3 520 000 | 21 595 | 64 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2022 to 2025 — +5% on the price per square metre in this building. The district moved +33% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Rosewater at Creek Beach is a completed residential cluster by Emaar Properties in Creek Beach, Dubai Creek Harbour. The development comprises three residential buildings and 211 units, with one- to four-bedroom residences including four-bedroom penthouses. Construction is 100% complete, with a recorded completion date of 31 March 2023.
Rosewater at Creek Beach is arranged as three residential buildings surrounding an inner plaza. The buildings are mid-rise in scale: Building 1 has ground, mezzanine and 10 floors; Building 2 has ground, mezzanine and 11 floors; and Building 3 has ground, mezzanine and seven floors. The project is designed with a concrete structure, blockwork, and internal and external finishes. Its homes feature floor-to-ceiling windows and balconies. Waterfront canal views are a stated feature of the penthouses. The wider Creek Beach setting includes a 700-metre beach, while the residential clusters sit within a waterfront district of Dubai Creek Harbour.
The collection includes one-bedroom, two-bedroom and three-bedroom residences, alongside four-bedroom penthouses. Rosewater has 211 units in total. The homes are described as apartments and penthouses, with balconies provided across the residences. Floor-to-ceiling windows form part of the residential design. Four-bedroom penthouses are included within the project’s available home types and have waterfront canal views. Reported residence sizes range from 717 sq ft to 2,210 sq ft. This provides a choice from one-bedroom apartments through to larger four-bedroom penthouses within the same three-building cluster.
The amenity offering includes a community pool, kids pool and infinity pool. Residents also have access to a fully equipped gym, including a gym on a private patio, as well as an outdoor play area and a multi-purpose community room. Barbecue facilities are part of the project’s shared amenities. Sports courts, recreation areas and outdoor areas are also included. A private swimming pool is listed among the project highlights. Retail is available at the nearby town centre, which includes shops and restaurants. The Creek Beach environment is also defined by its beach and waterfront promenade setting.
Rosewater is located in Creek Beach, within Dubai Creek Harbour. Creek Marina Yacht Club is five minutes away, while Burj Khalifa is 10 minutes away and Dubai International Airport is 15 minutes away. Creek Island Central Park is 0.5 km from the project, and Creekside Park Dubai Creek Harbour is 0.7 km away. The Courtyard, Origins Bar & Restaurant, Stage Two and Float Bar & Lounge at Vida Creek Beach are each 0.2 km away. Monoprix and Supercare Pharmacy at Summer at Creek Beach Building 1 are 0.3 km away. Ras Al Khor Wildlife Sanctuary is 3.0 km away, and Al Badia Golf Club is 1.8 km away.
Prices start from AED 1,161,888. The payment structure is set at 10% on booking, 60% during construction and 30% on handover. The 60% construction-stage portion is divided into the first through sixth instalments. The final 30% is scheduled on handover at 100% completion. Rosewater is recorded as finished, with a 100.00% completion ratio. Its recorded construction start date is 1 April 2020 and its recorded completion date is 31 March 2023. The project therefore offers a completed residential cluster rather than a development still under construction.
Rosewater at Creek Beach is developed by Emaar Properties. Founded in 1997, Emaar Properties has developed projects including Burj Khalifa, Dubai Mall, Dubai Marina and Downtown Dubai. Rosewater forms part of Creek Beach in Dubai Creek Harbour, where the development consists of low- to mid-rise residential clusters arranged around pedestrian areas, courtyards and waterfront spaces. Within Rosewater itself, the three-building layout places residences around an inner plaza, with the beach, promenade, town centre retail and shared leisure facilities forming key elements of the project setting.
