DIFC Zabeel District Overview
DIFC Zabeel District is a dynamic extension of the Dubai International Financial Centre, designed to enhance Dubai’s position as a global business and lifestyle hub. Officially launched with its masterplan in 2026, this district integrates seamlessly with Dubai’s public transport network, ensuring excellent connectivity.
The district spans a vast area featuring 6.8 million square feet of premium office space and 21 residential plots offering 6.2 million square feet of living space. It also includes four hotel plots with up to 1,000 keys, catering to visitors and business travelers.
Retail and education are key components, with 1 million square feet dedicated to retail, including 366,000 square feet facing the boulevard, and 370,000 square feet allocated for educational facilities. The district will host a K-12 school for around 1,000 students, alongside higher education campuses including an AI Campus and university buildings affiliated with prestigious institutions.
Community and culture are emphasized through a five-storey art pavilion with rotating galleries and rooftop dining, a 23,000 square foot food and beverage area with a retractable roof inspired by the site’s history, and a 2-kilometer Inner Loop recreational area featuring sports, retail pop-ups, and art installations. Approximately 20% of the district is dedicated to parks and open spaces.
Phase A, launched in 2026 and expected to complete by 2030, includes 16 buildings with 463 luxury residences, 200 boutique hotel keys, class A office buildings, and a members club, covering 3.7 million square feet of gross floor area.
