1. Definition of the area and data structure
Actual location: Farhad Azizi Residence is located in Al Jadaf, within the Dubai Health Care City Phase 2 master development (according to DLD data).
Sample structure and volume: the database contains 718 sales transactions for this building, and more than 1,500 rental contracts for the project over the entire period. This volume allows us to analyze the building as a standalone asset and to make a correct comparison with the Al Jadaf area.

2. Deal dynamics and frequency (sales)
In the 1-bedroom apartment (1BR) segment, transactions in the building have been recorded since 2020, with the most active period in 2022 (162 deals). Growth continued in 2023–2024 (34 and 42 deals respectively, excluding 2025), and there is also a noticeable spike to 38 deals in the first half of 2025 (not included in the average price analysis — future periods are excluded). The building is characterized by stable demand for 1BR sales.
Average price per m² (1BR, Farhad Azizi Residence):
– During 2022: in the range of 11,500 – 14,000 AED/m² (with a noticeable increase in Q2–Q3).
– In 2023: from 12,600 to 17,800 AED/m², with a confident upward trend.
– In 2024 (last 12 months): average around 16,570 AED/m².
Comparison with Al Jadaf:
– Across Al Jadaf as a whole, average prices per m² for apartments show an upward trend: from 14,600 AED/m² at the end of 2023 to ~19,860 AED/m² over the last 12 months.
– Farhad Azizi Residence is slightly cheaper than the wider Al Jadaf market (by ~16.5%), which indicates price appeal for tenants or buyers who are not targeting the most premium apartment stock.

3. Rentals: level and dynamics
Farhad Azizi Residence demonstrates consistently formed rental rates. More than 1,500 rental transactions allow us to treat the data as statistically reliable.
– Average annual rent per 1 m² over the last 12 months: 1,511 AED/m² across the building.
– In dynamics: since the end of 2022 there has been growth — from ~1,150 to 1,540 AED/m² (quarterly values), with the last four quarters holding in the 1,430–1,540 AED/m² range.
– Across Al Jadaf: rental rates are significantly lower (currently 966 AED/m²/year), although there is also gradual growth.
The dynamics for the area and for the building differ fundamentally — Farhad Azizi Residence has become one of the most in-demand rental buildings in Al Jadaf, with high rates for its segment.
4. ROI and fair price range
Calculations based on data for the last 12 months:
– Price of a 1BR apartment in Farhad Azizi Residence: ~16,570 AED/m²
– Average rent in the building: ~1,511 AED/m²/year
– Gross ROI for the building ≈ 9.1% per annum (above the Al Jadaf market, where average gross yield is ~4.9%)
– After accounting for all entry-related costs (DLD, broker, registration, etc.), the approximate net yield (net ROI) is 8.4–8.5% per annum.
– To reach a target yield range of 7–8%, the fair purchase price for a 1BR apartment is 18,900–21,600 AED/m² (using the formula: rent/0.08 and rent/0.07). The current price level is below this range, which means the yield for the building is even higher than what a typical investor-buyer in the market would expect.
5. Liquidity and outlook
Over the last 12 months at least 40 1BR apartments have been sold, and more than 400 new rental contracts have been registered across the building. The asset is consistently liquid both in sales and rentals. The dynamics show rental rates growing ahead of prices, which further supports its attractiveness for investors.
Farhad Azizi Residence is currently a liquid building with an attractive yield above the Al Jadaf average and a stable tenant inflow. At the current price level, an investor can expect above-market returns, with additional upside potential in the business model: if prices in the area continue to rise (Al Jadaf benchmark – 19,860 AED/m²), there is further room for capital appreciation.
