    We price against recent deals in your building and area — Dubai Marina, Downtown, JVC and beyond. Free, within 24 hours.

    Paperwork

    Title Deed or Oqood, passport or Emirates ID, Form A, statement of payments.

  3. 3

    Form A with a RERA broker

    The agreement lets us list on Property Finder, Bayut and Dubizzle. We are registered with RERA.

  4. 4

    Marketing and listing

    Photography including drone shots, search-optimised copy, top portals, social media and a mailout to our investor base.

  5. 5

    Viewings and negotiation

    We run the viewings, pre-qualify buyers, negotiate the price and prepare Form F.

  6. 6

    Sales agreement

    Form F binds both sides. At this point the buyer pays a 10% deposit.

    Transfer at the DLD

    4% fee, developer NOC, mortgage clearance if any. Usually about 30 days from offer to transfer.

How long does a sale take?

About 30 days from an accepted offer to the transfer. How quickly an offer arrives depends on price and area.

Do I need to come to Dubai?

No. A sale can go through by power of attorney: we run the viewings and agree the paperwork remotely.

Can I sell a mortgaged property?

Yes. The loan is settled during the deal; the exact route depends on the bank and is agreed before Form F.

What does the valuation cost?

Nothing. We price from DLD transactions, with no fee and no exclusivity required.

Who pays the DLD fee?

By convention the buyer pays the 4%, but it is a matter of agreement and is fixed in Form F.
