The community extends across more than 870 hectares and is divided into six districts. Its residential stock includes apartment buildings, townhouses and villas, while further construction and district-level services continue to be delivered across the community.

Construction progress and completion

Tetris Tower started on 20 April 2025. It is recorded as active, and its recorded completion ratio is 8.08%. An inspection dated 30 July 2026 recorded that progress figure, and the project information was updated on 4 August 2026. The scheduled completion date is 30 September 2027. The project’s start and completion dates are also registered as 20 April 2025 and 30 September 2027 respectively. These dates place the development within the current pipeline of residential construction in Jumeirah Village Circle, where new apartment schemes and district-level infrastructure continue to be developed.

Jumeirah Village Circle, commonly known as JVC, is a large mixed residential master community in Dubai. It is positioned near the junction of Sheikh Zayed Road and Al Khail Road and has road links to major routes across the city. Nakheel is the master developer of JVC. The community has developed in phases since its 2005 launch, with villas, townhouses and apartment blocks delivered over successive years. By mid-2020, 235 towers or townhouse rows had been completed, while 110 were under construction. JVC also has multiple internal neighbourhoods and villa clusters. Its housing mix ranges from larger villas to townhouses and apartments, with construction activity continuing in several parts of the master development.

Road access and city destinations

JVC has entry and exit points to Hessa Street that opened in October 2016 as part of a roads improvement scheme. From JVC, Dubai Marina is 7.3 km away, Palm Jumeirah is 9.3 km away and JBR Beach is 8.0 km away. Mall of the Emirates is 6.9 km away, while Burj Khalifa and Downtown Dubai are 17.0 km away. The Dubai Mall is 17.3 km away. Dubai International Airport is 27.0 km away, and Al Maktoum International Airport is 18.4 km away. Dubai Mall is stated at 21 minutes by car, while Palm Jumeirah and Dubai Marina are stated at 20 minutes by car; driving times vary with traffic and route.

Transport and local facilities

The nearest Dubai Metro Red Line station, R34, is 6,139 metres from central JVC locations. JVC is primarily car-oriented, supported by road connections to central Dubai corridors. Circle Mall is a retail project within JVC planned with 235 shops, an anchor supermarket, two department stores, a multi-screen cinema, a health clinic, cafés, restaurants and a food court. By July 2020, Circle Mall had topped out and its façade was partly complete. The community also has planned district cooling infrastructure: Empower awarded a contract for the design of the second of six district cooling plants in Jumeirah Village, with construction scheduled to begin in the first quarter of 2025.
