Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +11% over the same period, so the building lagged.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| Studio | 41 | 950 000 | 23 171 | 45 |
| 1 bedroom | 84 | 1 627 828 | 19 379 | 244 |
| 2 bedrooms | 120 | 2 467 828 | 20 565 | 143 |
| 3 bedrooms | 175 | 3 553 828 | 20 308 | 16 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +12% on the price per square metre in this building. The district moved +36% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Jumeirah Lakes Towers is a mixed-use waterfront district immediately behind Dubai Marina. The neighbourhood brings together residential towers, commercial premises, hotels, retail and landscaped public spaces around three artificial lakes and a central park. JLT has 87 tower blocks across 23 clusters, with many buildings rising between 35 and 45 storeys. The 66-storey Almas Tower stands at the heart of the district. Lakeside promenades and the central park provide walking, jogging and cycling routes, alongside spaces for retail, dining and community activity. Uh East By Ellington is located within this high-rise urban setting.
Jumeirah Lakes Towers is served by the Dubai Metro Red Line. R36, the nearest station, is 685 metres away and can be reached on foot. DMCC has been headquartered in Jumeirah Lakes Towers since 2002 and is integral to the district’s commercial identity. The free zone hosts more than 21,000 companies across a range of sectors. JLT’s built environment is principally formed by high-rise apartment towers and commercial buildings, with many properties combining ground-floor retail with residential and office floors above. District public-realm work includes lake and lake-wall improvements, water-quality works, landscape enhancements, road connections with Jumeirah Islands and expanded visitor parking. Announced upgrades also include recreational facilities and sports infrastructure for residents, workers and visitors.
Jumeirah Lakes Towers continues to receive phased public-realm and infrastructure works directed by DMCC. An initial tree-replacement phase involved the removal and replanting of 60 palm trees, with further planting planned under the wider public-realm programme. BAY360 is planned for part of Lake D while retaining most of the lake. The development is set to include retail, dining, wellness and recreational facilities, together with a 22,000 sq ft supermarket and upgraded pedestrian routes and lakeside edges. BAY360 is expected to complete towards the end of 2027.
