About the project
Palace Residences Hillside is an Emaar Properties project in Dubai Hills Estate, within Mohammed Bin Rashid City. Dubai Hills Estate is a masterplanned residential and mixed-use community arranged around an 18-hole championship golf course, landscaped open space, residential neighbourhoods, retail, offices and leisure facilities.
Dubai Hills Estate setting
Palace Residences Hillside is located in Dubai Hills Estate, a large masterplanned community within Mohammed Bin Rashid City. The estate was conceived as a city within a city, with residential zones, a central golf course, parks and mixed-use corridors. Its wider plan includes villas, townhouses and apartment neighbourhoods alongside retail, office and leisure components. Dubai Hills Estate is organised as a low-to-medium-density community, with distinct residential areas and landscaped open space forming part of the overall layout. The wider development was presented as the first phase of Mohammed Bin Rashid City and was developed as a joint venture between Emaar and Meraas Holding.
Golf course and landscaped open space
An 18-hole, par-72 championship golf course is central to Dubai Hills Estate. Operated by Troon Golf, the course covers 1.2 million square metres and opened in November 2018. The estate’s plan also includes landscaped parks, walking routes, cycling tracks and jogging tracks. Residential density varies across the community: villa areas are arranged around the golf course, while apartment buildings and mid-rise residential areas are planned along major roads. Townhouse communities including Maple and Sidra form part of the estate’s phased residential development. The community combines golf-centred areas with apartment, townhouse and villa neighbourhoods.
Residential community structure
Dubai Hills Estate includes apartment, villa and townhouse communities. The wider masterplan envisaged 4,600 villas and 22,000 apartments at completion. Early villa handovers began in mid-2016, including a group of large villas around the central golf course known as Hills Grove. Other named areas and districts within the estate include Dubai Hills Business Park, Golf Grove, Emerald Hills, Palm Hills, Address Villas and Hillcrest. Residential projects recorded within the community include Vida Residences Hillside, Vida Residences Dubai Hills Estate, Vida Residences Club Point, The Grove, Rosehill, Prive Residences, Parkside Views and Parkside Hills.
Retail, offices and leisure within the estate
Dubai Hills Estate’s masterplan includes a lifestyle mall, retail space, office space and hotels, together with parks and leisure facilities. The community layout incorporates mixed-use corridors as well as residential zones. Retail and office components are part of the estate’s planned structure, alongside the golf course and landscaped open areas. Dubai Hills Business Park is one of the named areas within the estate. The development’s mix of uses extends beyond residential neighbourhoods to include commercial and leisure elements. The planned community also includes walking, cycling and jogging routes across its landscaped setting.
