Fior 2 forms part of Rashid Yachts & Marina, a waterfront precinct on Dubai Creek near Bur Dubai and Deira. A marina-led waterfront neighbourhood

Rashid Yachts & Marina is planned around marina berths, promenades and a long swimmable canal. The marina has over 430 wet berths and can accommodate yachts up to 100 metres in length, with short-stay, seasonal and annual berthing options. Its waterfront features include a 500-metre palm-fringed swimmable canal and a 12,600-square-metre sandy beach. A floating yacht club, private beach club, hotels, public promenades and interconnected public spaces are among the wider precinct components. The Hamdan bin Mohammed Cruise Terminal at Port Rashid provides berth-side services for visiting yachts and cruise ships.

Retail, dining and cultural surroundings

The wider masterplan includes a waterfront retail, dining and leisure destination referred to as The Dubai Mall by the Sea. It also incorporates parkland, art and cultural venues, as well as public spaces linked to the marina and residential areas. A pedestrian bridge connects the precinct with the area around the House of Sheikh Saeed Al Maktoum, including its museum and theatre. The development brings together Port Rashid’s cruise and yachting infrastructure with new waterfront residential and leisure uses. Within the community, the QE2 hotel and exhibition venue remains a focal point, reflecting the area’s maritime heritage.

Access from the marina district

Rashid Yachts & Marina is pedestrian-accessible to Dubai Metro Green Line station G24, which is 661 metres from the site. Typical reported driving times from the marina area are 16 minutes to Dubai Mall, 28 minutes to Palm Jumeirah, 26 minutes to Burj Al Arab and 32 minutes to The Walk at JBR. Dubai International Airport is 17 minutes away by car, while Al Maktoum International Airport is 53 minutes away. The location sits on Dubai Creek and provides access to the central districts of Bur Dubai and Deira as well as the wider Dubai road network.
