"content_md": "This DLD exam topic checks whether a broker can recognise core real estate concepts, distinguish key documents and systems, select the appropriate valuation approach, and apply basic market and property calculations. Questions commonly test precise definitions: for example, the difference between a deed and title, the meaning of net income, or when the cost approach is more suitable than sales comparison.\n\nThese concepts matter in brokerage because they support clear client communication, accurate CMA discussions, correct handling of property terminology, and informed coordination around valuation, service charges, mortgages and development participants. In Continental Club’s 30-question practice simulation, approximately 7 questions cover this topic based on our brokers’ experience; the official DLD exam format does not publish this allocation.\n\n## Valuation approaches and CMA\n\nThe exam focuses on selecting the appropriate valuation method rather than market intuition.\n\n- **Sales comparison approach / CMA:** used for residential property, land and assets with many comparable sales. It uses comparable sale prices and adjustments.\n- **Cost approach:** used for schools, mosques, post offices and other public buildings that are not normally sold or do not generate income. It uses replacement cost less depreciation.\n- **Income approach / capitalization:** used for office towers, shopping centres and income-producing buildings. It requires net income and yield.\n- For the exam, a complete list of appraisal approaches may be presented as: sales comparison, cost approach, income, price per square foot.\n- Property depreciation is not applicable to the income valuation approach.\n- Capitalization formula: **Value = NOI / yield**. Conversely, **yield = NOI / value**.\n- Net income means income remaining after all expenses or reductions.\n- Valuers must inspect the property, or state clearly that they were unable to do so.\n\nIn a CMA, adjust the comparable property to the subject property. If the comparable has an extra feature, deduct its value; if the subject property has an extra feature, add its value. For example, a comparable sold for AED 2,000,000 with an extra bedroom worth AED 50,000 and an extra bathroom worth AED 20,000 adjusts to AED 1,930,000.\n\n## Market concepts and value\n\n- **Seller’s market:** demand is higher than supply.\n- **Buyer’s market:** supply is higher than demand.\n- **Thin market:** few buyers and sellers at the same time.\n- **Broad market:** many buyers and sellers at the same time.\n- **Appreciation:** an increase in property market value over its value at a previous point.\n- **Vacancy rate:** the percentage of units in a building that are not occupied.\n- Valuers can estimate implied future rental growth by analysing yields.\n\nFor the exam, market value is described as the price at which property is sold or an estimate of the present property plus future potential. The Valuation Guide definition describes market value as the estimated amount for which a property should exchange between a willing seller and willing buyer on market terms, after proper marketing, with both parties acting knowledgeably, prudently and without compulsion.\n\n## Ownership, finance and property documents\n\n- **Deed:** a legal document intended to transfer ownership of land from one party to another.\n- **Title:** legally recognised evidence of a person’s right to possess a property.\n- **Immovable asset:** land.\n- **Example of real estate property:** a garage.\n- **Capital Gain Assets** and **Income Producing Assets** are the two listed asset types.\n- **Mortgage:** getting cash from the bank while property is held as mortgaged.\n- **Borrower:** the person who borrows.\n- **Mortgage balance:** the unpaid principal amount.\n- **Escrow account:** a contractual arrangement where a bank receives and disburses money for the main transacting parties, with disbursement approved by Dubai Land Department and the bank.\n- **Trust account:** a separate bank account for holding customers’ money.\n\n## Service charges, land use and development participants\n\n- **Service charge:** charges levied against unit owners to cover maintenance of common areas.\n- The service charge index provides the rate history for a specific property.\n- For service-charge calculations after 2019, a balcony is counted at 25% of its area. Example: (1,500 + 0.25 × 200) × AED 15 = AED 23,250 annually, or AED 5,812.5 quarterly.\n- 1 m² = 10.76 ft².\n- Land-use controls include zoning, deed restrictions and building codes. Land valuation is not a land-use control.\n- A sub developer undertakes part of a master developer’s real property development project under an agreement between them.\n- Among development participants, the local authority has the least incentive to make a profit.\n- The marketing mix has five elements: Product, Price, Place, Promotion and People.\n\n## Sample questions with explanations\n\n*Questions are paraphrased in the style of the exam; they are not official DLD questions.*\n\n### 1.
