# How to sell a property in Dubai fast: real timelines, mortgages, off-plan, tenants and the cost of urgency

> Selling fast in Dubai: real timelines, mortgaged homes, off-plan before handover, selling with a tenant, what speeds a sale up and the cost of urgency.

As at October 2026, a fast sale in Dubai is mainly limited by the time needed to find a buyer at a price the market will accept; the registration appointment itself takes about 20 to 30 minutes when the file is complete. After Form F is signed, market estimates commonly place a secondary-sale transfer at 4–8 weeks, while mortgages, an NOC or an off-plan assignment can extend that period. Selling in a week is possible only if a buyer, documents, approvals and payment instruments are already ready; there is no official Dubai statistic for that timeline or for a standard “urgent-sale” discount.

## What actually determines how fast you can sell

For an owner who needs an urgent sale apartment in Dubai, the first question is not how quickly the trustee office can issue a title deed. It is whether a qualified buyer will agree to your price and conditions. A completed, vacant property with clear documents may attract a cash buyer faster than an apartment with a mortgage, a tenant, unpaid service charges or a restriction on the title.

Many sellers focus on the transfer meeting because it is visible and scheduled. That part is short: Dubai Land Department indicates around 20 to 30 minutes for sale registration where all required documents are present. The period before that is usually longer. It includes marketing, viewings, buyer checks, price negotiation, signing Form F, obtaining an e-NOC where required, preparing manager’s cheques and coordinating the bank if the property is mortgaged.

Market publications commonly refer to 4–8 weeks from Form F to transfer and to a contractual window of 30–60 days. These are market estimates, not an official completion standard. A Dubai Land Department brochure also states that a transaction should be registered within 60 days of signing the contract or a penalty may apply; confirm the current requirement before signing because the brochure is older.

A lower asking price can shorten the search for a buyer, but there is no official dataset showing a fixed percentage discount for distress sales or urgent sales. The practical approach is to compare the unit with recorded Dubai Land Department transactions in the same building, then decide what discount, if any, you are prepared to accept for speed.

## Typical sale paths and the time each stage can take

| Situation | What is needed | How long it usually takes |
| --- | --- | --- |
| Ready property, no mortgage | Title deed, seller ID or passport, e-NOC for a freehold sale, service-charge clearance, Form F and the required cheques. | Finding the buyer is the variable part. Once Form F is signed, market estimates for a standard transfer are 4–8 weeks. Registration itself is about 20 to 30 minutes with a complete file. |
| Mortgaged property | Liability letter, bank coordination, mortgage release letter and three manager’s cheques: for debt, seller balance and Dubai Land Department charges. | Usually longer than a clear cash transfer. The bank’s own document validity and release process set the pace. |
| Off-plan before handover | Review the SPA, meet the developer’s payment threshold, obtain its NOC, assign the buyer’s rights and register the change. | Depends on the developer’s contractual rules and approval process. We are not aware of an official standard assignment timeline. |
| Property with a tenant | Sell with the existing tenancy, disclose the Ejari and rental terms, and arrange the ownership and landlord details after transfer. | A tenant does not prevent a sale. Vacant possession cannot be promised unless the statutory notice and legal grounds support it. |
| Property under attachment or sale block | Confirm with DLD or a lawyer what must be resolved before a transfer can be registered. | No reliable general timeframe: it depends on the authority and the matter causing the block. |

A buyer using cash does not need a mortgage valuation or a bank credit committee decision. That can remove a step, but it does not remove the need for an NOC, correct documents and registration. It also does not set an official closing period.

## Prepare before the property is advertised

The fastest files are prepared before the first viewing. Collect the title deed, passport or Emirates ID, current contact details, mortgage documents if any, service-charge information and the tenancy contract if the unit is occupied. If you are abroad, a power of attorney may be used; Dubai Land Department states that a power of attorney for sale is valid for two years and must be formally ratified if issued abroad.

For a freehold property sale, Dubai Land Department requires an e-NOC through Dubai REST among the registration documents. An NOC confirms that the relevant owner-side conditions have been met. Read [what an NOC is and how to obtain it](/what-is-an-noc-in-the-uae-and-how-to-obtain-it-when-buying-property-in-dubai/) before you promise a transfer date to a buyer.

Clear service-charge arrears before requesting the NOC. The NOC process can be delayed where charges or recorded issues remain unresolved. Published market ranges for NOC fees and processing times differ, so ask the relevant developer or owners’ management process for the current amount and timing rather than building your deadline around an online estimate.

Set the asking price from recorded comparable transactions, not from the highest active advertisement in the building. A broker can help compare the unit’s floor, condition, view, size, tenancy position and payment status against completed Dubai Land Department transactions. The owner still decides the acceptable price and whether speed matters more than holding out for a higher offer.

Professional photographs, access for viewings and a broker’s advertising permission through Trakheesi should be arranged before launch. Delaying photographs or access after an enquiry arrives loses time that cannot be recovered through a faster trustee appointment. For the practical sequence from listing to transfer, see [how to sell an apartment in Dubai](/articles/how-to-sell-an-apartment-in-dubai-a-step-by-step-guide-for-property-owners/). If you are ready to compare a realistic price and submit the property for sale, use [our property sale assessment and enquiry form](/en/sell-property-in-dubai/).

The broker can coordinate documents, marketing, buyer communication and the transaction process. The broker does not accept client money, exchange money, open accounts, issue loans or provide tax or legal opinions. Tax consequences, inheritance matters, marital claims and the wording of a power of attorney require advice from a qualified tax adviser or lawyer.

## Selling a mortgaged apartment quickly

You can sell a mortgaged property in Dubai, but the mortgage must be handled within the transfer process. Dubai Land Department has a separate service for registering the sale of a mortgaged property. It records the sale to protect the parties while the lender is paid, then completes mortgage release, ownership transfer and, where applicable, the buyer’s new mortgage after the release letter is issued.

Start by requesting a liability letter from your bank. It identifies the amount required to settle the outstanding mortgage. Its validity is set by the bank and should be checked immediately before Form F and before the transfer appointment. Do not assume that a liability letter remains valid for a fixed number of days; published reports differ.

Dubai Land Department lists the liability letter, identification documents and three manager’s cheques for this route. A [manager’s cheque](/what-is-a-managers-cheque/) is a bank-issued payment instrument used for the specified recipient and amount. In this structure, the cheques cover the debt to the bank or developer, the balance due to the seller and the Dubai Land Department payment. The trustee office and the bank should confirm the cheque wording and recipients before they are issued.

There are two broad routes described in market practice. The sale proceeds may first settle the seller’s loan under the liability letter, or the buyer may take financing subject to bank consent. A buyer’s mortgage introduces further approvals and may take longer because the buyer’s bank must complete its own process before the seller’s mortgage is released.

Dubai Land Department lists AED 1,290 for mortgage release, AED 315 for the registrar, AED 1,000 for registration, AED 250 for the title deed, trustee charges that depend on the property value, and smaller card-related charges. The service page does not allocate every item between buyer and seller, so confirm that allocation in Form F before signing.

For non-corporate borrowers, published summaries of the Central Bank rules state a cap on early settlement charges of 1% of the outstanding balance or AED 10,000, whichever is lower. Ask the lender to state every settlement charge in the liability letter. The broker cannot interpret your loan agreement or advise whether an early settlement charge applies to your case.

## How to sell off-plan before handover: Oqood and assignment

An off-plan resale is often described as an assignment. The buyer takes over the contractual position and remaining payment-plan obligations, subject to the developer’s approval and the SPA. Buyers searching for “oqood” usually mean the interim registration record used before a title deed is issued. Read [buying an off-plan property through Oqood without a title deed](/articles/buying-off-plan-resale-oqood-no-title-deed/) for the buyer-side mechanics.

Dubai Land Department confirms that an off-plan resale requires the developer’s NOC. The payment threshold needed before the developer will issue that NOC is not set by a general Dubai law. It is determined by the SPA and the developer’s rules for the individual project. Some contracts also contain a lock-in period or other conditions on transfer.

Read the SPA before marketing the unit. Check the amount already paid, the amount outstanding, the transfer conditions, whether the buyer must assume future instalments, and the process for obtaining consent. Do not advertise an assignment as immediately transferable until those points are confirmed in writing.

We are not aware of a single published Dubai Land Department tariff for assignment fees and NOC charges across all projects. They can be charged by the developer and may be material to the seller’s net proceeds. Ask for the current written schedule rather than relying on percentage claims online.

If an off-plan buyer defaults, Law No. 19 of 2017, Article 11, sets different maximum amounts that may be retained after the statutory procedure, depending on construction progress: up to 40% in certain projects above 60% completion, 25% below 60%, and 30% of amounts paid where work has not started. These rules do not mean that an assignment will always be cheaper than termination. A lawyer should review the SPA and default position where the sale is driven by payment difficulty.

## Can you sell quickly if the tenant has months left on the lease?

Yes. A tenant with eight months left on the lease does not stop you from selling the apartment. The buyer acquires the property with the tenant’s existing rights. Dubai Land Department also states that a new owner who keeps tenants becomes their landlord.

Sale does not itself end the tenancy. According to published summaries, Article 28 of Law No. 26 of 2007 provides that transfer of ownership does not affect the tenant’s right to occupy the premises under a fixed-term lease. Present the Ejari, current rent, lease end date and any notices clearly to buyers. Hiding an existing tenancy may cause the transaction to fail late.

Where vacant possession is requested, do not promise it merely because you intend to sell. Law No. 33 of 2008, Article 25(2), permits eviction after the lease term for stated statutory grounds, including the owner’s intention to sell, with at least 12 months’ notice delivered through a notary public or registered mail. Email, messaging applications and SMS should not be treated as substitutes for formal notice.

Before the lease ends, eviction is limited to the grounds listed in the law and normally involves a 30-day notice for specified tenant breaches. Rental disputes are handled by the Rental Dispute Settlement Centre. For the notice, timing and dispute path, see [how to evict a tenant in Dubai, including the 12-month notice and RDC process](/evict-tenant-dubai-landlord-guide/).

After transfer, Ejari should be registered or updated for the new owner. Dubai Land Department lists AED 177.75 for online Ejari registration and AED 220 at a centre. There is no verified general percentage showing how much a tenant lowers or raises a property’s sale price; price it against genuinely comparable occupied or vacant sales where available. Buyers considering this structure may also need [guidance on buying an apartment with a tenant in Dubai](/articles/buying-tenanted-apartment-dubai/).

## The cost of urgency and blocked properties

An urgent sale may mean accepting a lower offer, especially where the seller has a fixed deadline. There is no official Dubai Land Department percentage for a distress discount. Published market claims range widely and refer to different periods, so they should not be used as a pricing rule. Learn how the label is used and why each case needs checking in [this explanation of distress deals in Dubai](/articles/what-is-distress-in-dubai-how-distress-deals-work-in-real-estate-and-when-they-are-really-profitable/).

Do not confuse a lower price with a shorter legal process. A cash buyer can remove financing approvals, yet an NOC, valid cheques and registration documents are still needed. The standard Dubai Land Department sale fees include 4% transfer fees presented as 2% plus 2%, AED 250 for the title deed, and trustee charges of AED 4,000 plus VAT for property values of AED 500,000 and above or AED 2,000 plus VAT below that threshold. The agreement should state which party pays each item.

Broker commission is not a fixed statutory seller cost. Dubai Land Department states that the commission is determined by agreement and is payable after the contract and Dubai Land Department registration unless the brokerage agreement says otherwise. Review the brokerage agreement before listing.

If the property is subject to attachment, a court-related restriction or another block, it may not be transferable until the restriction is resolved. Check this before marketing it as ready for immediate transfer. The required steps depend on the reason for the block; see [guidance for a Dubai property under attachment or a sale block](/en/property-blocked-attachment-dubai/). A lawyer can advise on the underlying restriction, while a broker can explain the sale process once the title becomes transferable.

## Frequently asked questions

### Can I sell a Dubai apartment in one week?

Only where a buyer is already committed and the NOC, documents, payment instruments and any bank approvals are ready. Dubai Land Department registration itself can take about 20 to 30 minutes with a complete file, but there is no official one-week sale timeline.

### How long does it take after Form F?

Market estimates commonly place a standard secondary transfer at 4–8 weeks after Form F. Mortgages, NOC delays, incomplete documents and off-plan consent can make it longer.

### Can I sell a mortgaged property before repaying the mortgage?

Yes, through the mortgaged-property sale process. The liability letter, payment to the lender and mortgage release must be coordinated with the transfer.

### Can I sell off-plan before handover?

Yes, if the SPA permits it and the developer issues an NOC. The required paid percentage and any assignment fee are usually set by the developer in the SPA rather than by one universal legal threshold.

### Does selling the apartment remove the tenant?

No. The tenancy continues after sale. A buyer becomes the landlord if the tenant remains.

### Can I give a tenant notice because I want to sell?

Law No. 33 of 2008, Article 25(2), allows sale as a stated ground after lease expiry with at least 12 months’ formal notice by notary public or registered mail. The facts of a particular tenancy should be checked with a legal specialist.

### Who receives money during the transaction?

The broker should not receive or hold client funds. Payments are made through the applicable escrow, bank instruments and trustee-office process. Confirm the payment route and cheque recipients before the appointment.

## Sell your property in Dubai

If you need to sell quickly, start with a valuation against DLD deals in your building and a document checklist — that saves the most time.
