As of October 2026, renting is usually the lower-commitment choice if you may leave Dubai within three years, while buying can make financial sense only over a long horizon, if the full cost of ownership stays below the rent you would otherwise pay. For a median 1-bedroom home, the median annual rent is AED 58,322; the site’s gross yield of 5.55% is calculated on ready-home sales (median AED 1,050,000), while the median 1-bedroom price across all registrations, including off-plan, is AED 1,256,724. The market is in correction: recorded sales over the last 12 months are down 12.7%, and the median transaction price is down 7.1% year on year. Buying should therefore be based on your housing horizon and cash flow, not on an assumption that the apartment will rise in price.

## Rent or buy in Dubai: start with your intended length of stay

The direct answer to “is it better to rent or buy in Dubai?” depends less on a slogan about ownership and more on one question: how long are you likely to use the apartment or keep it after moving out?

If you expect to leave Dubai in one to three years, renting usually avoids the large entry costs of a purchase, the need to sell at a particular moment and annual ownership expenses. This matters in 2026 because the median price across recorded transactions declined by 7.1% over the latest 12-month period. A buyer who needs to resell quickly may have little time to absorb registration costs, broker costs and a weaker transaction price.

Over a longer horizon, purchasing may be cheaper than continuing to rent if the apartment suits your actual needs, the annual service charge is acceptable, financing is affordable and you can hold rather than sell under time pressure. It is a conditional calculation, not a promise of capital growth or rental income.

For the 12 months from October 2025 to September 2026, 181,510 sales were recorded, versus 207,927 in the preceding 12-month window. The median transaction price was AED 1,442,945. Apartments accounted for a large share of transactions, but the median changes with the mix of studios, larger homes, ready homes and off-plan contracts. For current local comparisons, use the [district pages with DLD prices and transactions](/location/) rather than applying one citywide figure to every building.

## The 2026 numbers: price, rent and gross yield

Annual rent is not the same as the cost of owning, and gross yield is not the investor’s net return. Still, the recorded medians give a practical starting point for a private buyer deciding whether to rent or buy a home.

| Apartment type | Median sale price (all registrations) | Median annual rent | Gross yield (on ready-home sales) |
| --- | --- | --- | --- |
| Studio | AED 693,999 | AED 40,000 | 7.10% |
| 1-bedroom | AED 1,256,724 | AED 58,322 | 5.55% |
| 2-bedroom | AED 2,207,000 | AED 77,175 | 3.86% |

These are medians, not asking prices and not a quotation for a particular unit. The gross-yield figures divide median rent by the median price of ready homes only (studio AED 563,402; 1-bedroom AED 1,050,000; 2-bedroom AED 2,000,000), so dividing rent by the all-registration prices above gives different percentages. They do not include service charges, mortgage interest, insurance, vacant periods, management or purchase fees. Read the [honest net-yield calculation](/articles/high-roi-apartment-dubai-net-yield/) before treating a gross percentage as income you can spend.

The figures also show why a higher purchase price does not automatically mean a better rent-versus-buy result. A median studio has a 7.10% gross yield, while the median 2-bedroom figure is 3.86%. Yet a family may still choose a larger home for lifestyle reasons. The financial test should use the exact apartment, its annual service charge and your likely period of ownership.

For a renter, the relevant number is the rent for a comparable home available now. Across residential Ejari contracts, new contracts had a median annual rent of AED 72,000, while renewals had a median of AED 60,638. This citywide comparison includes different home types and sizes, so it cannot price a specific 1-bedroom apartment. It does explain why a new tenant may face a different price from an existing tenant renewing an older contract.

## What renting costs beyond the advertised annual rent

A tenant should not compare rent alone with a mortgage instalment. The lease contract must be in writing and registered through Ejari under Law No. 26 of 2007, as amended by Law No. 33 of 2008. In practice, this registration is known as Ejari. Registration is required for utility and other services connected to the tenancy.

| Cost item | Tenant | Owner |
| --- | --- | --- |
| Annual housing payment | Contract rent | Mortgage instalments if financed, or capital tied up if bought in cash |
| Housing fee | 5% of annual rent, charged through DEWA | Not charged as a tenant housing fee |
| Ejari | AED 177.75 through the digital route; about AED 220 through a trustee centre | Not applicable as a tenant |
| Agent commission | Market practice can be up to 5% of annual rent; confirm the agreed fee | Purchase commission is commonly quoted around 2%, but it is a market practice, not a statutory rate |
| Security deposit | Permitted under Article 20 of Law No. 26 of 2007; amount must be agreed | Not applicable |
| Service charges | Usually included in the landlord’s ownership costs | Paid by owner in proportion to unit area |
| Building insurance and maintenance | Terms depend on the lease | Owner should budget according to the property and finance terms |
| Vacancy and rental management | Not applicable if living in the apartment | Relevant if the owner lets the unit to another tenant |

For the median 1-bedroom annual rent of AED 58,322, the 5% housing fee is AED 2,916.10 per year. Rent plus that housing fee is AED 61,238.10 before Ejari, an agent’s fee and any refundable security deposit. The deposit is permitted to secure maintenance and must be returned, less any justified amount, when the tenancy ends under Article 20; the law does not set a percentage.

Rent does not have to rise every year. Decree No. 43 of 2013 sets the renewal framework by reference to the RERA Rent Index. If the existing rent is no more than 10% below the average market rent, the permitted increase is 0%. The scale is 5% where it is 11–20% below, 10% at 21–30%, 15% at 31–40%, and 20% where the gap exceeds 40%.

A party wishing to amend terms or not renew must generally notify the other party in writing at least 90 days before expiry, unless the contract says otherwise. A sale of the apartment does not itself cancel a fixed-term tenancy under Article 28.

## What buying costs at entry

The purchase price is only the largest line in the buyer’s budget. The DLD registration fee is 4% of the sale contract value. Executive Council Resolution No. 30 of 2013 states that this is split 2% to seller and 2% to buyer unless agreed otherwise; parties often agree that the buyer pays the full amount. There are also AED 10 knowledge and AED 10 innovation fees, plus an AED 250 title fee.

For a resale purchase, trustee costs must be confirmed for the specific transaction. According to market sources, around AED 4,000 plus VAT is typical for transactions at this level, but the applicable amount depends on the service and deal structure. For off-plan registration, the term often searched is **oqood**, the initial sale registration for an off-plan property. Its fee structure and trustee service should be checked before reservation, because an oqood contract is not the same as a title deed for a completed unit.

A buyer may also agree an agent’s fee. Around 2% plus VAT is widely used in market practice, but it is not a statutory fixed rate and VAT treatment should be confirmed with the relevant professional. Use the [purchase costs calculator](/dubai-property-fees-calculator/) to build a transaction-specific estimate before making an offer.

Using the 1-bedroom median price of AED 1,256,724, the 4% DLD fee alone is AED 50,268.96. Adding an approximately 2% market agent fee and a trustee charge brings entry costs broadly into the 6–7% range of the price before mortgage-related charges. That is approximately AED 75,403 to AED 87,971 on this example. This range is an illustration, not a quotation: agent terms, VAT treatment, trustee service and financing can change the final total.

## Mortgage versus rent: compare the full monthly commitment

“I rent for AED 90,000 a year; could I pay a mortgage instead?” Possibly, but annual rent cannot be compared directly with a loan instalment. The buyer also needs a deposit, DLD fee, trustee costs, registration, insurance and service charges. The bank will assess income, existing obligations, property type and its own underwriting policy.

For expatriates, the Central Bank framework is commonly described as allowing a maximum loan-to-value ratio of 80% for a first property priced up to AED 5 million, 70% above AED 5 million, 60% for second or subsequent investment properties, and 50% for off-plan property. These are maximum regulatory limits; a bank may lend less. Mortgage terms can run up to 25 years, subject to lender requirements. See the practical requirements for a [mortgage for non-residents](/dubai-mortgage-for-non-residents/) before treating an 80% LTV as guaranteed.

Bank pricing is normally structured as a fixed rate for an initial period and then a floating rate linked to 3M EIBOR plus a margin, often with a floor. There is no reliable single 2026 market rate that applies to every borrower, so a payment should be calculated from the bank’s written offer. The [mortgage calculator](/mortgage-calculator/) can model the loan amount and term, but it cannot replace the bank’s affordability decision.

Mortgage registration with DLD is 0.25% of the loan amount. A bank’s fees may include an arrangement fee, valuation and insurance. One bank’s 2026 key facts statement shows a 1.05% arrangement fee including VAT and a AED 2,625 valuation fee, but another lender may charge differently. Ask the bank for its current key facts statement and legal documents. A broker can explain the purchase process and coordinate documents, but does not issue credit or provide banking advice.

## The transparent break-even calculation

There are two different questions often mixed together: how long until entry fees are offset, and how long until buying is cheaper than renting. Neither should be answered by dividing the apartment price by annual rent.

### Step 1: calculate annual cost of renting

For a comparable 1-bedroom home:

- Annual rent: AED 58,322.
- Housing fee: AED 58,322 × 5% = AED 2,916.10.
- Annual rent-side baseline: AED 61,238.10, before Ejari, agent fee and refundable deposit.

### Step 2: calculate annual cost of owning

For a cash buyer, use this formula:

Annual owner cost = annual service charge + insurance + repairs not covered by others + vacancy cost if rented out + management cost if used.

For a financed buyer, add mortgage interest and required bank-related insurance. The principal part of a mortgage payment is not an expense in the same way as interest, because it reduces the loan balance. That distinction is why “my mortgage payment equals my rent” is not a complete comparison.

Service charges are not optional estimates. Under Article 22 of Law No. 27 of 2007, each owner pays a share of annual common-property expenses proportionate to the unit area. The approved figure is building-specific. Check the [service charges and property-return guide](/articles/what-are-service-charges-in-dubai-and-how-they-impact-your-property-returns/) and verify the unit in the Service Charge Index before relying on projected savings.

### Step 3: calculate how long entry costs take to recover

Use:

Years to recover entry costs = purchase entry costs ÷ (annual rent avoided − annual owner costs).

With the median 1-bedroom example, entry costs of roughly AED 75,403–87,971 equal 1.29–1.51 years of the AED 58,322 rent alone. That is only a gross comparison. Once service charges, insurance and, if relevant, interest are deducted from the rent avoided, the period becomes longer. If annual owner costs are close to or exceed rent avoided, the formula does not produce a useful payback period.

Do not add assumed price growth to make the result attractive. The citywide median sale price declined 7.1% in the latest 12-month window. Your resale price after two or three years can be higher or lower than your purchase price, and there is no safe way to pre-calculate it from a median.

## Ready apartment, tenant in place, or off-plan?

A ready apartment allows you to inspect the unit, review service charges and either move in or assess the existing tenancy. If you buy a ready apartment with a tenant, the fixed-term lease continues after transfer of ownership under Article 28 of Law No. 26 of 2007. Read the details of [buying an apartment with a tenant](/articles/buying-tenanted-apartment-dubai/) before assuming that vacant possession will be immediate.

Off-plan homes use an initial registration process often referred to as oqood. They need a separate comparison because the contract price is tied to a construction and payment schedule, while current rent belongs to a ready home. For rent-versus-buy decisions based on living in Dubai now, comparing an off-plan purchase with a current lease can distort the timing: you may pay rent while waiting for completion.

If you plan to leave Dubai but keep the apartment, include management, vacant periods and the practical task of renewing leases from abroad. The guide on [receiving rental income while living abroad](/articles/rental-income-dubai-living-abroad/) explains the operating questions to resolve before deciding that a future tenant will cover ownership costs.

## Residency and the limits of a property purchase

A lease on its own is not one of the property-investor residence routes; a tenant’s residence status must rest on another applicable route, such as employment, family or an eligible investment category.

A property purchase may support an investor residence application where the official conditions are met. For the Golden Visa property route, the stated threshold is AED 2 million. The property must be in the applicant’s name, and mortgage cases require bank documentation concerning the paid amount and outstanding balance. DLD and ICP describe this route as a 10-year visa and list a AED 9,884.75 service fee. Eligibility is assessed by the competent authority, not by a broker; use the [property residency and visa calculator](/uae-residency-property/) for the current process and then obtain specialist advice where required.

A broker can help identify properties using transaction data, prepare transaction documents and accompany the purchase process. The broker does not accept or exchange client money, open accounts, grant loans, or provide tax or legal opinions. Payments should go through the developer’s escrow account where applicable or the trustee office. For tax, inheritance, ownership structure or immigration questions beyond the published procedure, speak to a qualified adviser.

## Frequently asked questions

### How many years does it take for buying to pay back compared with rent?

For the median 1-bedroom example, entry costs of about 6–7% of price equal roughly 1.29–1.51 years of rent before owner costs. The realistic formula deducts service charges, insurance, vacancy and mortgage interest from rent avoided, so the actual period is longer and property-specific.

### If I may leave Dubai in two years, should I buy?

Usually renting is the simpler option for a two-year horizon. You avoid purchase and resale costs and do not depend on being able to sell at a favourable time during a market correction.

### My rent is AED 90,000 a year. Is a mortgage cheaper each month?

It may not be. Compare the mortgage interest, principal repayment, service charge, insurance and entry costs with rent plus the 5% housing fee. A bank’s affordability decision and rate offer are necessary before reaching a number.

### Can my landlord raise rent every year using the RERA index?

Not automatically. Decree No. 43 of 2013 permits 0–20% depending on the gap between current rent and the RERA Rent Index. A proposed change generally requires at least 90 days’ written notice before contract expiry unless the parties agreed otherwise.

### Does renting give me a UAE residence visa?

A lease on its own is not a property-investor residence route. Residency must be based on another eligible category.

### How much cash do I need above the apartment price?

Allow for the 4% DLD fee, title-related fees, trustee service, any agreed agent fee and, if financed, mortgage registration and bank charges. A broad 6–7% illustration works for a cash purchase before mortgage costs, but the final amount must be checked for the transaction.

### What happens with service charges?

The owner pays an approved annual share based on unit area. Ask for the building’s current charge and include it in the annual owner-cost formula; it can materially reduce the apparent advantage of buying.
