"content_md": "As of October 2026, an office purchase recorded over the latest 12 months had a median price of AED 2,323,909, or AED 2,322 per sq ft, across 5,204 transactions. Ready offices had a median of AED 1,800 per sq ft and off-plan offices AED 3,039; these are separate segments and should not be read as one price series. For a “real office” rental rather than a flexi-desk registration, the city median was AED 95,000 a year for 93.1 m², or AED 100 per sq ft. The latest date in the Dubai Land Department sales register is 28 October 2026, and the 12-month window runs from 29 October 2025 to 28 October 2026. Most office rental contracts in the Ejari register are flexi-desk or licence registrations, so the “real office” figure uses only contracts of at least AED 30,000 a year and at least 30 m². All figures are in AED.\n\nFor a broader view of [commercial property in Dubai and the way investors assess transactions](/commercial-real-estate-in-dubai-what-investors-are-buying-and-how-the-market-works/), offices need to be separated from shops, whole buildings, land and licence-registration products. This page concerns commercial units registered as Office. It is not an investment recommendation or a price forecast. It shows what buyers and tenants actually registered during the stated periods.\n\n## Office sales in Dubai: 2021 to 2026\n\nThe 2026 figure is incomplete: it covers 1 January to 28 October 2026. The transaction register contained 18,297 qualifying office sales from 2021 through that date. Medians are not averages: half of the recorded deals were above and half below the stated figure.\n\n| Year | Transactions | Median price | Median AED/m² | Median AED/sq ft | Median area, m² | Off-plan share |\n| --- | --- | --- | --- | --- | --- | --- |\n| 2021 | 1,726 | 740,327 | 7,695 | 715 | 104.5 | 0.1% |\n| 2022 | 2,197 | 840,000 | 8,988 | 835 | 102.4 | 1.0% |\n| 2023 | 2,771 | 1,010,000 | 10,798 | 1,003 | 102.7 | 4.2% |\n| 2024 | 2,953 | 1,317,000 | 13,863 | 1,288 | 102.2 | 6.0% |\n| 2025 | 4,575 | 1,793,350 | 18,353 | 1,705 | 101.8 | 31.2% |\n| 2026 to 28 October | 4,075 | 2,418,000 | 25,944 | 2,410 | 97.8 | 64.6% |\n\nThe rise in the all-office median cannot be read as the same rise for a ready office; part of it is explained by the growing off-plan share. Off-plan represented 0.1% of sales in 2021, 31.2% in 2025 and 64.6% in 2026 to date, and the off-plan median per sq ft (AED 3,039) is 69% above the ready one (AED 1,800). Comparing 2021 with 2026 on the overall median overstates the price growth of a ready office. New projects and ready units have different delivery status, payment arrangements and physical condition. The register does not identify fit-out, floor, view, parking, tenant status, building class or whether the office is fitted or shell & core.\n\n## Latest 12 months: ready offices versus off-plan\n\nThe latest 12-month window is 29 October 2025 to 28 October 2026 inclusive. It contains 5,204 office sales. The median transaction price was AED 2,323,909, the median area was 97.8 m² and off-plan represented 61.5% of the total.\n\n| Type | Transactions | Median price | Median AED/m² | Median AED/sq ft | Median area, m² |\n| --- | --- | --- | --- | --- | --- |\n| Ready / Existing Properties | 2,005 | 1,988,696 | 19,380 | 1,800 | 104.8 |\n| Off-plan Properties | 3,199 | — | 32,708 | 3,039 | — |\n| All office sales | 5,204 | 2,323,909 | 24,993 | 2,322 | 97.8 |\n\nOff-plan in this comparison includes “Sell – Pre registration”. The price is that of a future unit under a developer contract, not of a fitted, currently leasable office; the registration procedure and documentation depend on the transaction. A broker can explain the transaction sequence and help prepare the property-side documents, while legal interpretation should be obtained from a qualified UAE lawyer where required.\n\nFor a ready office, a buyer can compare the registered unit with current lease evidence. For off-plan, current rent for another office is not a direct measure of the future unit’s income. That is why the rental-yield section below uses ready sales only.\n\n## Areas with the most office sales\n\nThe following order is by transaction count, not a rating of areas, buildings or developers. It is useful for locating recorded market activity and comparing price per square foot. Prices and transactions by area can be checked on the [Dubai area pages with DLD prices and transactions](/location/).\n\n| Area in the register | Sales | Median AED/sq ft | Off-plan share | Main recorded building or project |\n| --- | --- | --- | --- | --- |\n| [Business Bay](/location/business-bay/) | 1,440 | 3,745 | 51.2% | HQ by ROVE, 339 sales |\n| Al Thanyah Fifth | 732 | 1,666 | 2.9% | Jumeirah Business Centre 1, 57 |\n| Al Safouh First | 554 | 4,133 | 100% | Shahrukhz by Danube, 554 |\n| Jabal Ali Industrial Second | 482 | 1,994 | 100% | RAW DISTRICT BY IMTIAZ CR — BUILDING D, 165 |\n| Al Hebiah Fourth | 235 | 2,380 | 95.7% | ASPIRZ By Danube, 225 |\n| Al Barsha South Fourth | 167 | 1,837 | 76.0% | Capital One, 58 |\n| Al Thanyah First | 150 | 1,920 | 8.7% | The One Tower, 54 |\n| Wadi Al Safa 3 | 148 | 1,708 | 100% | Samana Barari Avenue, 108 |\n| Al Hebiah First | 134 | 2,103 | 89.6% | O1NE District — Dawn, 67 |\n| Al Warsan First | 131 | 1,477 | 88.5% | Tomorrow Commercial Tower, 92 |\n| Al Barshaa South Third | 115 | 1,439 | 51.3% | The LX, 48 |\n| Madinat Dubai Almelaheyah | 115 | 3,711 | 100% | 31 Above By Beyond, 115 |\n| Burj Khalifa | 96 | 1,961 | 0% | Churchill Tower 1 — Commercial, 17 |\n| Bukadra | 87 | 3,175 | 100% | Imtiaz Symphony Tower, 45 |\n| Wadi Al Safa 5 | 82 | 1,446 | 100% | Cove Boulevard by Imtiaz, 57 |\n\nThese 15 areas accounted for 4,668 of 5,204 sales, or 90% of the 12-month total. Several area figures are heavily shaped by one project. Shahrukhz by Danube accounts for all 554 recorded sales in Al Safouh First; ASPIRZ By Danube accounts for 225 of 235 in Al Hebiah Fourth; HQ by ROVE accounts for 339 of 1,440 in Business Bay. An area median in those cases is partly a project median.\n\n### Buildings and projects with the highest transaction counts\n\nThe 15 buildings and projects below accounted for 2,500 sales, or 48% of the total. The first 14 were entirely off-plan in the period. Tamani Arts Office was the only ready building among these 15.\n\n| Building or project | Area | Sales | Median AED/sq ft | Off-plan share |\n| --- | --- | --- | --- | --- |\n| Shahrukhz by Danube | Al Safouh First | 554 | 4,133 | 100% |\n| HQ by ROVE | Business Bay | 339 | 4,674 | 100% |\n| ASPIRZ By Danube | Al Hebiah Fourth | 225 | 2,385 | 100% |\n| RAW DISTRICT BY IMTIAZ CR — BUILDING D | Jabal Ali Industrial Second | 165 | 2,121 | 100% |\n| RAW DISTRICT 2 BY IMTIAZ — OFFICES | Jabal Ali Industrial Second | 162 | 2,118 | 100% |\n| Samana Business Hub | Jabal Ali Industrial Second | 155 | 1,920 | 100% |\n| Lumena Alta by Omniyat | Business Bay | 153 | 6,120 | 100% |\n| burj capital | Business Bay | 121 | 3,598 | 100% |\n| 31 Above By Beyond | Madinat Dubai Almelaheyah | 115 | 3,711 | 100% |\n| Samana Barari Avenue | Wadi Al Safa 3 | 108 | 1,787 | 100% |\n| Lumena by Omniyat | Business Bay | 100 | 5,806 | 100% |\n| Tomorrow Commercial Tower | Al Warsan First | 92 | 1,500 | 100% |\n| AHS Tower | Trade Center Second | 78 | 4,772 | 100% |\n| O1NE District — Dawn | Al Hebiah First | 67 | 2,559 | 100% |\n| Tamani Arts Office | Business Bay | 66 | 2,094 | 0% |\n\n## What purchase budgets were actually used\n\n| Transaction-price band | Sales | Share | Median price | Areas with the most sales in the band |\n| --- | --- | --- | --- | --- |\n| Below AED 1m | 494 | 9.5% | 823,765 | Al Hebiah Fourth; Business Bay; Al Thanyah Fifth |\n| AED 1m–2m | 1,596 | 30.7% | 1,610,500 | Jabal Ali Industrial Second; Al Thanyah Fifth; Business Bay |\n| AED 2m–5m | 2,040 | 39.2% | 2,816,750 | Business Bay; Al Safouh First; Al Thanyah Fifth |\n| AED 5m–10m | 503 | 9.7% | 6,876,000 | Business Bay; Al Hebiah First; Al Hebiah Fifth |\n| Above AED 10m | 571 | 11.0% | 19,151,055 | Business Bay; Trade Center Second; Madinat Dubai Almelaheyah |\n\nThe most frequent band was AED 2m–5m, with 2,040 transactions. The lower boundary is included and the upper boundary excluded: an office at exactly AED 1m falls into the AED 1m–2m band.\n\nPurchase costs are separate from the recorded sale price. DLD and trustee-office charges depend on the transaction structure and should be confirmed for the specific file. The [Dubai property purchase-cost calculator](/dubai-property-fees-calculator/) can help organise the expected items before a buyer requests formal confirmation. The broker does not accept or transfer client money: payments should be made only through the developer’s escrow arrangements or a trustee office as applicable.\n\n## Office rent in Dubai: flexi-desk versus a real office\n\nThere were 256,270 qualifying Ejari office contracts during the same 12 months: 212,833 new contracts and 43,437 renewals. The citywide median annual rent was only AED 18,000, which does not describe a conventional leased office. The register does not explain why new contracts outnumber renewals by roughly five to one; many tenants renew without a new registration, so renewals are understated.\n\nSeventy-four per cent of office contracts had annual rent of AED 20,000 or less. These are mostly flexi-desk, virtual-office and coworking registrations under a licence, with a minimum tariff of around AED 15,000. They should not be read as evidence of rent for an ordinary office.\n\nFor the more relevant “real office” cut — annual rent of at least AED 30,000 and area of at least 30 m² — there were 40,396 contracts. Their median annual rent was AED 95,000 for 93.1 m², equal to AED 1,079/m² or AED 100/sq ft. Only 80,720 of the 256,270 contracts (31%) had an area recorded, so rent-per-square-metre statistics cover less than a third of the records. Ejari registers contracts rather than rent actually paid, and does not separate subleases.\n\nThe areas below follow the same order as the sales table (by number of sales).\n\n| Area | Office contracts | Median annual rent | Contracts with area | Median AED/m²/year | Median AED/sq ft/year |\n| --- | --- | --- | --- | --- | --- |\n| Business Bay | 24,532 | 16,000 | 6,508 | 1,582 | 147 |\n| Al Thanyah Fifth (JLT) | 3,799 | 126,000 | 3,692 | 1,270 | 118 |\n| Al Barsha South Fourth | 331 | 114,660 | 300 | 1,007 | 94 |\n| Al Thanyah First | 1,913 | 110,400 | 1,216 | 1,292 | 120 |\n| Al Hebiah First | 517 | 40,000 | 246 | 1,071 | 100 |\n| Al Warsan First | 162 | 85,000 | 140 | 877 | 82 |\n| Al Barshaa South Third | 334 | 66,765 | 334 | 1,151 | 107 |\n| Madinat Dubai Almelaheyah | 350 | 75,909 | 313 | 1,089 | 101 |\n\nBusiness Bay has 24,532 office contracts, or 9.6% of the city total. Its AED 16,000 all-contract median is shaped by flexi-desk registrations; among Business Bay contracts with area stated, the median annual rent was AED 125,000 for 92.1 m². In Jabal Ali Industrial Second there were only eight area-recorded rental contracts, in Wadi Al Safa 5 only 16, in Wadi Al Safa 3 only 43, and in Bukadra none. These samples are too small for an area-level comparison.\n\nThe registers do not show the actual layout, fit-out, permitted activity, building rules or parking allocation; these must be checked during a viewing.\n\n## Gross office yield by area\n\nThe figures below are gross indicators, before service charges, vacancy, repair, fit-out, management and other costs. They divide the median annual rent per m² (contracts with area stated) by the median ready-office sale price per m² in the same area; only areas with at least 30 records in both rentals and ready sales are shown, ordered by number of ready sales. Off-plan sales are excluded because the price of a future unit is not comparable with current rent. Rental and sale samples are independent: they are not the same offices, and their area, age, floor and condition can differ.\n\n| Area | Ready sales | Ready-sale AED/m² | Rental contracts with area | Rent AED/m²/year | Gross indicator |\n| --- | --- | --- | --- | --- | --- |\n| Al Thanyah Fifth (JLT) | 711 | 17,761 | 3,692 | 1,270 | 7.1% |\n| Business Bay | 703 | 22,399 | 6,508 | 1,582 | 7.1% |\n| Al Thanyah First (Barsha Heights) | 137 | 20,452 | 1,216 | 1,292 | 6.3% |\n| Nadd Hessa | 73 | 11,654 | 1,156 | 941 | 8.1% |\n| Al Barshaa South Third | 56 | 12,260 | 334 | 1,151 | 9.4% |\n| Al Barsha South Fourth | 40 | 16,603 | 300 | 1,007 | 6.1% |\n\nAcross the city, ready offices had a median sale price of AED 19,380/m². Compared with AED 1,079/m² annual rent for the “real office” sample, the gross city indicator was about 5.6%; using every area-recorded rental contract, it was about 4.2%. Results at 10% or above are not presented as outcomes: they are probably artefacts of non-comparable samples (the cause was not checked).\n\nGross yield is calculated before service charges, vacancy and other costs, and is not net income. [Service charges and their effect on property returns](/articles/what-are-service-charges-in-dubai-and-how-they-impact-your-property-returns/) need to be considered separately, along with lease status and operating costs. For a methodology that includes costs rather than only rent divided by purchase price, see the [guide to an honest net-yield calculation](/articles/high-roi-apartment-dubai-net-yield/); its method is relevant, but an office requires office-specific inputs.\n\n## Buying or renting an office\n\nBuying gives the purchaser a registered unit, while renting gives the tenant use under an Ejari contract. Neither route removes the need to verify whether the premises support the intended business activity and licence requirements. A flexi-desk contract may satisfy one administrative purpose but does not establish that the tenant has leased a conventional office.\n\nIn the last 12 months, 494 office sales were registered below AED 1m. For rented offices of at least 30 m² and at least AED 30,000 a year, the city median was AED 95,000 a year. These figures give context, but they do not show which option suits an individual business.\n\nA broker can identify comparable recorded sales, arrange viewings, explain the sales process and assist with property documents. Tax consequences, contractual rights, corporate structuring, financing eligibility and legal conclusions require a tax adviser, lawyer or bank, depending on the issue. The broker does not open accounts, provide loans or give tax or legal advice.\n\n## Shops and retail units\n\nShops are not offices and are counted separately. During the latest 12 months there were 1,666 shop sales, with a median price of AED 2,808,996 and AED 2,990/sq ft for a median 82.6 m² unit; 58.8% were off-plan. On a per-square-metre basis, shops were about 29% more expensive than offices in this sample. There were 58,471 shop rental contracts in the period, with a median annual rent of AED 77,000. Area-by-area shop rental comparisons were not calculated here.\n\n## Frequently asked questions\n\n### How much does an office in Dubai cost to buy?\n\nFor all 5,204 office sales registered from 29 October 2025 to 28 October 2026, the median was AED 2,323,909.
