"content_md": "As at 26 October 2026, Jumeirah First, Second and Third recorded 2,750 residential sales since 2021. By number of sales, apartments lead (220 against 27 villas in 2026); by value, the 2026 median villa sale was AED 15.50 million and the median apartment sale was AED 14.56 million; 2026 is incomplete. 497 of 841 sales from 1 January 2025 to 26 October 2026 were recorded under the LA MER master project, so the area-wide median per m² mostly reflects those sales.\n\n## What “Jumeirah” means in these figures\n\nFor this page, Jumeirah means the three Dubai Land Department registry areas: Jumeirah First (area 317), Jumeirah Second (area 375) and Jumeirah Third (area 318). This is the everyday Jumeirah 1–3 coastal area, calculated by registry area ID rather than by a selected list of projects or streets.\n\nJumeirah First had 2,212 qualifying residential sales from 2021 to 26 October 2026, Jumeirah Second had 474, and Jumeirah Third had 64. For current recorded sales in the first area, see [Jumeirah 1 transactions and available property](/location/jumeirah-1/). The separate registry areas can also be reviewed through [Jumeirah 2 property data](/location/jumeirah-2/) and [Jumeirah 3 listings and transactions](/location/jumeirah-3/).\n\nPalm Jumeirah is not part of this calculation. Neither are Jumeirah Village Circle, Jumeirah Village Triangle, Jumeirah Lakes Towers, Jumeirah Islands, Jumeirah Park, Jumeirah Heights, Jumeirah Golf Estates, Jumeirah Garden City or Jumeira Bay / Jumeirah Bay Island. They use different registry areas. Um Suqaim First, Second and Third are also outside these figures.\n\nThe sale sample includes registered residential apartments and villas/townhouses with screened transaction values and prices per square metre. All stated sale values are medians, not averages. A median means half of recorded transactions were above it and half below it.\n\n## Villas and townhouses: sales first\n\nBy number of sales, villa transactions are fewer than apartment transactions (69 against 525 in 2025). There were 69 registered villa and townhouse sales in 2025 and 27 from 1 January to 26 October 2026. The lower 2026 count must be read with caution because the year is incomplete.\n\n| Year | Villa sales | Median sale price, AED | Median price, AED/m² | Off-plan share | Existing share |\n| --- | --- | --- | --- | --- | --- |\n| 2021 | 59 | 6,200,000 | 15,723 | 67.8% | 32.2% |\n| 2022 | 57 | 7,650,000 | 9,239 | 43.9% | 56.1% |\n| 2023 | 69 | 7,300,000 | 10,010 | 17.4% | 82.6% |\n| 2024 | 57 | 10,600,000 | 12,589 | 0.0% | 100.0% |\n| 2025 | 69 | 12,550,000 | 12,917 | 5.8% | 94.2% |\n| 2026 to 26 Oct | 27 | 15,500,000 | 12,917 | 0.0% | 100.0% |\n\nIn 2025 the median recorded villa area was 617.0 m²; in 2026 it was 791.6 m². These are registry areas, and for villas the recorded transaction area may refer to plot area rather than built-up area. This is why AED/m² for villas should not be treated as a direct like-for-like comparison with apartment AED/m².\n\nA bedroom-by-bedroom sale table cannot be given reliably here. Bedroom count was blank for 45 of 69 villa transactions in 2025 and for 23 of 27 in 2026. No individual bedroom group reached 30 recorded villa sales in either year, so publishing a bedroom median would create a misleading impression of precision.\n\nThe 2026 villa sale median was AED 15.50 million. That is a transaction median, not an asking price and not a valuation of any specific Jumeirah 1 villa for sale. A specific villa may differ because the registry record can reflect a different plot area, built-up area, transaction date and house configuration. Buyers comparing actual homes can start with the [villa and townhouse catalogue in Dubai](/villas-in-dubai/), then compare the selected property against registered transactions rather than advertisements alone.\n\n### Villa rents and gross yield\n\nFor Ejari contracts starting in 2026 up to 26 October, the median annual villa rent was AED 255,000 across 1,303 contracts. The median contract area was 385.0 m² and the median annual rent was AED 700/m².\n\n| Villa type | 2026 contracts | Median annual rent, AED | Median area, m² | Median rent, AED/m² |\n| --- | --- | --- | --- | --- |\n| 3 bedrooms | 427 | 210,000 | 270.9 | 807 |\n| 4 bedrooms | 497 | 265,650 | 399.6 | 671 |\n| 5 bedrooms | 327 | 320,000 | 483.0 | 686 |\n| 6 bedrooms | 31 | 500,000 | 774.1 | 672 |\n| All villas | 1,303 | 255,000 | 385.0 | 700 |\n\nThe 2026 gross villa yield calculated from the median annual rent and median sale price is 1.6%. A separate AED/m² check produces 5.4%. The difference is material and has a practical explanation: sale records for villas may use plot area, while rental records may use a different measure, often closer to the occupied or built area. These are two independent market samples, not the income and purchase price of one villa.\n\n## Apartment sales and the price per square metre\n\nApartments generated most sales: 525 transactions in 2025 and 220 by 26 October 2026. In 2026, the median apartment sale was AED 14.563 million at AED 66,138/m², with a median recorded area of 208.2 m². This broad figure combines different apartment sizes and projects.\n\n| Apartment type | 2025 sales | 2025 median price, AED | 2026 sales | 2026 median price, AED | 2026 median area, m² | 2026 median AED/m² |\n| --- | --- | --- | --- | --- | --- | --- |\n| 1 bedroom | 125 | 2,325,000 | 43 | 2,300,000 | 75.3 | 30,363 |\n| 2 bedrooms | 167 | 5,000,000 | 81 | 5,233,340 | 141.5 | 45,318 |\n| 3 bedrooms | 119 | 27,960,252 | 56 | 25,675,000 | 296.3 | 82,286 |\n| 4 bedrooms | 83 | 35,550,000 | — | — | — | — |\n| All apartments | 525 | 12,800,000 | 220 | 14,563,000 | 208.2 | 66,138 |\n\nThe 2026 median Jumeirah apartment price per square metre was 259.1% above the city-wide median of AED 18,416/m². For all homes together, Jumeirah recorded AED 50,345/m² in 2026 versus AED 18,416/m² city-wide, a difference of 173.4%.\n\nThis does not describe every home in Jumeirah as having one uniform price level. The composition of recorded sales matters. From 1 January 2025 to 26 October 2026, 497 of 841 Jumeirah sales, or about 59%, were recorded in the LA MER master project in Jumeirah First, so the area median per m² mostly reflects those sales. The figure is a result of the sales mix and says nothing about the quality of the district.\n\nFor a budget comparison across Dubai areas rather than a single headline median, use [apartment prices in Dubai by area](/apartments-in-dubai/). Buyers looking only at completed units can also review the [ready apartment catalogue](/en/ready/) and then request a transaction-based comparison for the chosen building and size.\n\n## Sales by year, and off-plan versus existing homes\n\n| Year | All residential sales | Median sale price, AED | Median price, AED/m² | Off-plan share | Existing share |\n| --- | --- | --- | --- | --- | --- |\n| 2021 | 522 | 2,098,500 | 19,787 | 90.8% | 9.2% |\n| 2022 | 751 | 2,708,000 | 25,568 | 68.8% | 31.2% |\n| 2023 | 309 | 3,100,000 | 27,491 | 23.9% | 76.1% |\n| 2024 | 327 | 4,500,000 | 31,871 | 41.9% | 58.1% |\n| 2025 | 594 | 12,675,000 | 44,822 | 55.6% | 44.4% |\n| 2026 to 26 Oct | 247 | 14,950,000 | 50,345 | 43.3% | 56.7% |\n\nIn the last 12 months, from 27 October 2025 to 26 October 2026, there were 405 recorded Jumeirah sales. The median transaction price was AED 16.705 million and the median price was AED 71,721/m². The figure cannot be annualised as a forecast, and 2026 should not be compared with a full calendar year as though the periods were identical.\n\nThe registry label “Existing” means a ready property registration. It does not necessarily mean a resale: first sales of completed properties by developers may also fall into this category, and the transaction record does not separate them. In 2026, 140 of 247 sales were existing properties and 107 were off-plan. For villas, all 27 recorded 2026 transactions were existing; for apartments, 113 of 220 were existing and 107 were off-plan.\n\nOqood is the registration of an off-plan sale contract. The exact documentation, payment schedule and project registration should be checked for the selected transaction. A broker can explain the process and help prepare documents, while legal interpretation requires a qualified UAE lawyer.\n\n## Ejari rents and gross apartment yields\n\nEjari records include both new contracts and renewals. In 2026 up to 26 October, the median apartment rent was AED 123,000 per year across 1,560 contracts. It was AED 1,200/m² per year at the median.\n\n| Apartment type | 2026 contracts | Median annual rent, AED | Median area, m² | Median rent, AED/m² | Gross yield by medians |\n| --- | --- | --- | --- | --- | --- |\n| Studio | 52 | 50,000 | 38.5 | 1,176 | — |\n| 1 bedroom | 672 | 100,000 | 75.8 | 1,268 | 4.3% |\n| 2 bedrooms | 668 | 160,500 | 127.0 | 1,160 | 3.1% |\n| 3 bedrooms | 153 | 240,000 | 212.0 | 1,071 | 0.9% |\n| All apartments | 1,560 | 123,000 | 111.5 | 1,200 | 0.8% |\n\nThe AED/m² yield check was 4.2% for one-bedroom apartments, 2.6% for two-bedroom apartments, 1.3% for three-bedroom apartments and 1.8% for all apartments. It can differ from the yield based on whole-unit median prices because rents and sales are independent samples with different mixes of homes: for all apartments the two methods give 0.8% and 1.8%.\n\nThe “All apartments” row is a ratio of medians of mixed samples (all types together), so its value can fall outside the range of the rows by type; this is why 0.8% sits below every type shown in the table.\n\nThese are gross figures before service charges, brokerage costs, vacancy periods and the DLD registration fee. They are not net returns and are not an income promise. A property-specific calculation needs the actual purchase price, anticipated rent, service charge schedule and holding costs. The difference between gross and net is explained in [this guide to calculating net rental yield](/articles/high-roi-apartment-dubai-net-yield/), while [service charges and their effect on returns](/articles/what-are-service-charges-in-dubai-and-how-they-impact-your-property-returns/) should be checked before comparing units.\n\n## Where more transactions were recorded\n\nThe following lists are ordered only by the number of registered sales from 27 October 2025 to 26 October 2026. This is an activity order, not an assessment of a building, project, developer or future result. Buildings and projects are named exactly as registered (the “?” in “Le Ciel ? Building 1” is part of the registry spelling).\n\n| Building | Sales | Median price, AED | Median AED/m² | Off-plan share |\n| --- | --- | --- | --- | --- |\n| Eden House The Canal | 26 | 10,750,000 | 52,555 | 23.1% |\n| Solaya 3 | 26 | 30,704,000 | 75,281 | 100.0% |\n| Peninsula Dubai Residences – Tower 2 | 25 | 33,383,588 | 86,504 | 100.0% |\n| Solaya 6 | 25 | 27,448,000 | 80,746 | 100.0% |\n| Le Ciel ? Building 1 | 23 | 4,870,000 | 42,506 | 8.7% |\n\n| Project | Sales | Median price, AED | Median AED/m² | Off-plan share |\n| --- | --- | --- | --- | --- |\n| Solaya (1,2,3) | 67 | 30,661,000 | 74,065 | 100.0% |\n| Solaya (4,6) | 40 | 27,592,000 | 78,903 | 100.0% |\n| PORT DE LA MER – LE SOLEIL | 31 | 4,750,000 | 39,669 | 12.9% |\n| Eden House The Canal | 26 | 10,750,000 | 52,555 | 23.1% |\n| LA RIVE | 25 | 3,000,000 | 28,853 | 0.0% |\n\nVilla records frequently have no building or project name. From 1 January 2025, all 96 transactions without a building name were villas, which is why transaction lists by named building are mainly apartment lists.\n\n## What the deal structure shows\n\nThe recorded structure shows two distinct formats. Villas had a 2026 median sale price of AED 15.50 million, while one-bedroom apartment transactions had a AED 2.30 million median and two-bedroom apartments AED 5.233 million. Three-bedroom apartment transactions had a AED 25.675 million median. These are transaction medians, not an assessment of a specific home.\n\nA broker can compare a chosen home with recorded sales, explain oqood or ready-property documentation, coordinate with the parties and support the transaction paperwork. Payments on off-plan properties go through the developer’s escrow account; deals on ready homes are formalised through a registration trustee’s office. Tax consequences, contract interpretation, inheritance questions and legal title issues require a tax adviser or UAE-qualified lawyer. Mortgage availability and lending terms must be confirmed with a bank.\n\nIf the choice is still between a rental-focused apartment, a ready villa or an off-plan home, [the guide to choosing a Dubai area for your objective](/articles/how-to-choose-an-area-in-dubai/) can help structure the comparison without assuming one format is right for every buyer.\n\n## What the registry does not show\n\nThe registry records prices, areas and dates. It does not show finishing quality, infrastructure, views, noise or the surroundings; these are checked on site and against the documents.\n\nSee also: [villas and townhouses across Dubai by DLD data](/articles/buy-house-dubai-villas-townhouses-dld-data/) · [Al Barsha in DLD numbers](/articles/al-barsha-property-dld-data/) · [all 18 districts by DLD data](/articles/dubai-areas-guide-dld-data/).\n\n## Frequently asked questions\n\n### Is Jumeirah the same as Palm Jumeirah?\n\nNo. These figures cover Jumeirah First, Jumeirah Second and Jumeirah Third only.
