Figures in this guide are current to October 2026. A high-ROI apartment in Dubai is found by buying at a price supported by completed sales, using achieved rents rather than advertised rents, and deducting every owner cost before calling the result “yield.” Citywide median gross yield was 7.1% for studios priced at AED 694,000 and 5.55% for one-bedroom apartments priced at AED 1.26 million, but after charges, management, vacancy and repairs the net result is lower: about 4.0% in our worked example below. Market activity is lower than a year earlier: transaction volume over the latest 12 months was down 12.7% year on year and the median transaction price was down 7.1%.

## What “high ROI” means in Dubai in October 2026

For a private buyer, the first question is not which area has the highest advertised percentage. It is whether the apartment can still produce an acceptable return after purchase costs, annual building charges, tenant turnover and periods without rent.

The market context is uncomfortable but useful for a buyer who wants to avoid paying for an old sales pitch. Between October 2025 and September 2026, Dubai recorded 181,510 property transactions, down 12.7% year on year. The median transaction price was AED 1.44 million, down 7.1%. Median price per square foot moved from AED 1,694 in October 2025 to AED 1,825 in April 2026, then to AED 1,657 in September 2026.

Rental income also needs to be tested at district and building level. In Jumeirah Village Circle, for example, rent was down 10.4% year on year in the third quarter of 2026, according to Savills. A property may show a high historical yield because its purchase price is lower, while the rent used in the calculation no longer reflects what a new tenant will pay.

For a buyer choosing between a studio, a one-bedroom apartment and a larger home, small units often produce a higher gross yield. The citywide median studio price was AED 694,000, with median annual rent of AED 40,000 and gross yield of 7.1%. For a one-bedroom apartment, the median price was AED 1.26 million, median rent AED 58,300 and gross yield 5.55%.

That does not make every studio a better investment. Service charges are paid per square foot, and the charge can take a larger share of rent in a compact unit. Smaller apartments can also face more frequent tenant changes, so the owner should allow for advertising, vacancy and maintenance between leases.

## Gross yield, net yield and cash-on-cash return

Gross yield is the number commonly used in listings because it is simple:

Gross yield = annual rent / purchase price × 100

If an apartment costs AED 1,050,000 and annual rent is AED 65,100, the gross yield is 6.2%. This figure excludes the cost of buying the apartment and the cost of owning it.

A more useful calculation for a cash buyer is:

Net yield = (annual rent − service charges − property management − vacancy − repairs) / (purchase price + 4% DLD fee + 2% agency fee + trustee cost) × 100

The denominator matters. A buyer does not invest only the sale price. On a resale purchase, the Dubai Land Department transfer fee is 4% of the price. The title deed fee is AED 580. For properties priced at AED 500,000 or more, a trustee or service-partner charge is AED 4,000 plus VAT. Agency commission on a resale purchase is commonly 2% plus 5% VAT. Use a [Dubai property purchase cost calculator](/dubai-property-fees-calculator/) before setting the budget, because the amount available for the apartment itself is lower than the cash available for the purchase.

For a mortgage buyer, net yield alone does not show the cash result. The relevant measure is cash-on-cash return:

Cash-on-cash return = (net operating income − annual mortgage interest and loan payments) / cash invested × 100

Cash invested includes the down payment, transfer and registration costs, valuation and bank fees where applicable, and other cash costs that are not financed. Mortgage terms, loan-to-value limits, fees and approval depend on the lender and the applicant. A bank, rather than a broker, must confirm them. A [mortgage calculator](/mortgage-calculator/) can show how a monthly payment changes the investment result, but it cannot replace a bank offer.

## A worked example: how 6.2% gross becomes about 4.0% net

Consider a ready one-bedroom resale apartment in Jumeirah Village Circle. The figures below are an illustration, not an income promise and not a valuation of any particular building. The starting point is a median apartment price of AED 1,050,000 and a gross yield of 6.2%, producing annual rent of approximately AED 65,100.

| Item | Calculation | Amount |
| --- | --- | --- |
| Purchase price | Resale apartment | AED 1,050,000 |
| Annual rent | 6.2% gross yield | AED 65,100 |
| DLD transfer fee | 4% of price | AED 42,000 |
| Trustee charge | AED 4,000 plus VAT | AED 4,200 |
| Agency fee | 2% plus VAT | AED 22,050 |
| Title deed fee | Fixed fee | AED 580 |
| Total cash invested | Price plus purchase costs | AED 1,118,830 |

For operating costs, assume a unit of about 780 square feet and service charges of AED 12 per square foot, or AED 9,360 a year. This is a working assumption for the example, not a substitute for the building’s actual approved budget. Property management at 5% of rent plus VAT is AED 3,418. One month without rent is AED 5,425. A reserve of AED 2,000 is included for minor repairs and owner costs.

| Annual operating item | Amount |
| --- | --- |
| Service charge | AED 9,360 |
| Property management | AED 3,418 |
| One month vacancy | AED 5,425 |
| Repairs and owner reserve | AED 2,000 |
| Total annual costs | Approximately AED 20,200 |
| Net operating income | Approximately AED 44,900 |
| Net yield on total cash invested | Approximately 4.0% |

The lesson is direct: 6.2% gross does not mean the owner receives 6.2% on the money actually invested. In this illustration, the difference is about 2.2 percentage points.

If the buyer finances 50% of the AED 1,050,000 price, interest and bank costs reduce the cash return further. Using an illustrative annual interest cost of AED 30,400 and about AED 9,000 in one-off finance-related costs, the cash-on-cash result is about 2.4%: AED 14,500 of income after interest divided by roughly AED 602,000 of cash invested. This is only a calculation example. A lower rent, longer vacancy, higher interest rate or unexpected repair can reduce it further, including below zero.

## Owner costs that listings often leave out

Service charges are the first line to verify. They fund common-area maintenance, building insurance, security, management and reserve contributions. Indicative averages from a publisher’s own database, to be checked in Mollak, range from about AED 8 per square foot in International City to AED 12 in JVC, AED 14 in JLT, AED 18 in Business Bay, AED 28 in Downtown Dubai and AED 35 on Palm Jumeirah. A building can sit above or below these figures.

Check the approved charge for the specific building through Mollak or Dubai REST before making an offer. The annual number, the unit area used for billing and any arrears matter more than a district average. Our guide to [service charges and their impact on property returns](/articles/what-are-service-charges-in-dubai-and-how-they-impact-your-property-returns/) explains why two apartments with similar rents can have very different net income.

Chiller or district cooling requires a separate check. In some buildings it is billed outside service charges. The tenancy arrangement may place consumption on the tenant, but capacity-related charges and costs during vacancy need to be confirmed for the unit and building. A listing described as “chiller free” should be checked against the contract and current building practice rather than accepted as a yield calculation.

Property management commonly costs 5–8% of collected rent, with VAT applicable. A manager may also charge for tenant placement or lease renewal. Self-management can reduce the visible management fee, but it does not remove vacancy, repair work, handovers, document administration or the need to deal with tenants. Read the management agreement before relying on its advertised percentage.

## Where to look for yield, and what to verify before viewing

District yield is a screening tool, not a purchase decision. It combines many buildings, unit sizes and transaction dates. A buyer should first identify districts where the price and rent range fit the available budget, then test completed sales and registered rental contracts for the actual building.

| Area | Median gross yield | Median price where available |
| --- | --- | --- |
| Arjan | 7.1% | AED 930,000 |
| Jumeirah Lakes Towers | 6.7% | AED 1.81 million |
| Al Furjan | 6.3% | AED 1.41 million |
| Jumeirah Village Circle | 6.2% | AED 1.05 million |
| Dubai South Residential District | 6.2% | AED 1.198 million |
| Business Bay | 5.7% | AED 2.0 million |
| Downtown Dubai | 5.2% | AED 2.9 million |
| Palm Jumeirah | 5.2% | AED 4.7 million |
| DIP-2 | 8.6% | Varies by segment |
| IMPZ | 8.55% | Varies by segment |
| International City Phase 1 | 8.21% | AED 484,000 |
| Dubai Studio City | 8.11% | Varies by segment |
| Dubai Land Residence | 7.85% | Varies by segment |
| Motor City | 7.83% | Varies by segment |
| Dubai Sports City | 7.71% | Varies by segment |
| Discovery Gardens | 7.66% | Varies by segment |
| Dubai Silicon Oasis | 7.38% | Varies by segment |

Use [Dubai area pages with prices and DLD transactions](/location/) to compare recent sales and rental evidence before considering an advertised yield. Then inspect the property-level data: completed sale prices in the building, registered rents for comparable layouts, number of rental contracts, size of the unit, annual service charge and time on market.

The Smart Rental Index is useful for an existing tenancy because it governs the permitted rent adjustment framework. It is not proof that a vacant apartment can be rented at that figure. For a new lease, use achieved rental contracts for comparable apartments rather than asking rents in advertisements.

Count of Ejari contracts alone does not prove occupancy. It must be compared with the number of units in the building, and even then it is only an indication. Ask for the building age, reserve-fund position, service-charge history, current occupancy evidence and a clear explanation of chiller billing.

## Ready property, off-plan property and common yield traps

A ready apartment allows the buyer to compare a completed unit with completed sales, actual service charges and current rental contracts. Rent can begin after ownership transfer and tenant placement. That makes the income calculation easier to test, although it does not eliminate vacancy or falling rents.

Off-plan property requires a different calculation. Rental income starts only after completion and handover, not on the date of the first payment. A return calculated from the launch price while ignoring the period before rental income starts is not comparable with the net yield of a ready apartment. Where off-plan financing is considered, the lender must confirm its own requirements and timing.

A “guaranteed return” should be treated as a contract term to investigate, not as evidence of market rent. The cost of a guarantee may be reflected in a higher purchase price. Compare the offered price with completed transactions, read the payment conditions, identify the party responsible for payment and ask a qualified lawyer to review the contract if legal interpretation is needed. A broker can explain the transaction process but does not provide legal conclusions.

Another trap is calculating yield from asking rent. Sellers and agents can advertise a rent that no tenant has agreed to pay. A second is excluding a month of vacancy because the previous tenant happened to renew. A third is treating a lower service charge estimate as final before checking the registered building charge.

Do not choose a villa solely because somebody says villas always give better ROI. Return depends on the purchase price, rent, plot and building costs, tenant demand, vacancy and the exact property. With a limited budget, the safer starting point is usually a completed apartment whose transaction and rent evidence can be checked unit by unit.

## How the purchase process should work

Set a total all-in budget first. For a cash resale purchase, purchase-related costs can be about 7–8% above the price; mortgage purchases can add further bank and registration costs. Do not reserve all available cash for the sale price.

Next, choose several buildings rather than one marketing campaign. Compare completed DLD sales, registered rents, annual charges and days on market. View the actual unit and confirm its area, parking, chiller arrangement, tenant status and lease expiry. If the property is rented, calculate the return from the current contracted rent and the likely rent after the tenant leaves; those may differ.

For an off-plan purchase, ask for the project registration and the oqood process. Oqood is the interim registration record for an off-plan sale. Payment should follow the contract and the developer’s designated escrow arrangements. For a resale transaction, payments and transfer formalities are handled through the relevant trustee office process.

A broker can help select apartments using DLD transaction data, prepare transaction documents and coordinate the process. The broker does not accept or transfer client money, exchange money, open bank accounts, issue loans, or provide tax or legal advice. Tax residence, reporting obligations, source-of-funds documentation and contract interpretation should be discussed with a qualified tax adviser, lawyer or bank where required.

Once the comparison is complete, you can begin screening [ready apartments in Dubai](/en/ready/) against the same net-yield model instead of comparing headline percentages.

## Frequently asked questions

### From what moment should I count payback: first payment or first rent?

Count payback from the date your cash is paid. For off-plan property, there may be a period between payments and the start of rental income. For a ready property, include transfer costs and the time needed to place a tenant.

### Why does advertising show 8% but my calculation shows 4%?

Advertising often shows gross yield: annual rent divided by purchase price. Your net calculation should also include DLD and transaction costs, service charges, management, vacancy, repairs and any chiller-related owner costs.

### Is off-plan or ready property better for ROI in 2026?

Neither has a universally better return. Ready property offers current rent and completed-sales evidence. Off-plan return depends on completion, future rent, total payments and the eventual market value, so it cannot be compared honestly with a ready unit using only launch-price yield.

### Can I avoid vacancy by managing the apartment myself?

No. Self-management may remove a management fee, but it does not guarantee continuous occupancy or remove maintenance, tenant search and handover work. Include a vacancy allowance in either model.

### Are service charges and utilities paid by the tenant?

Service charges are normally an owner cost. Tenant utility responsibility depends on the tenancy arrangement. District cooling and chiller terms must be checked separately because some charges may continue during vacancy.

### Is a guaranteed rental return legally protected?

It is a contractual promise that needs document review. Check the price against comparable completed sales and ask a qualified lawyer for advice on obligations, enforcement and the wording of the agreement.
